Why an Uptown Install Takes Longer Than the Same Job in a House

77056 is Post Oak Boulevard, San Felipe and the streets around the Galleria: residential condominium towers, luxury rental high-rises, Class-A office buildings and, immediately west of them, the large single-family homes of Tanglewood. One sixty-five inch panel on a twenty-eighth floor is not a one-hour ticket, and an installer who plans their day as though it were will be late to everything after it.

The reasons are all logistical rather than technical. You check in somewhere before you reach the unit. Your load path is not the front door and frequently not the resident elevator. A corridor gets protected before a panel crosses it. A building engineer may want to see what you intend to fasten into before you fasten into it. None of that is unreasonable, and every hour of it is invisible on a work order.

Office buildings stack a second layer on top. There is a tenant, a landlord, a building engineer and sometimes a preferred-vendor arrangement that governs who is permitted to touch what. If a building tells you a licensed electrician has to make a power connection, that is the end of the discussion and you schedule around it.

Plan two or three Uptown tickets in a day, executed properly, rather than six on paper.

Getting Past the Desk: Certificates, Badges and Elevator Windows

Concrete, Block and No Attic: Fishing Is Not Always an Option

A tower is not a house and it does not behave like one. Floor slabs and ceilings are concrete and are often post-tensioned, which is why drilling into them is prohibited: a cut tendon is a structural event, not something a patch kit resolves. Demising walls between units are commonly block or concrete. There is no attic above you and no crawl space below you.

Raceway has a reputation problem it mostly does not deserve. Run straight, cut square at the corners, sized for the cable, terminated into a real plate and painted to the wall colour, it reads as part of the room. Run crooked with a visible saw cut and a bulging bend, it is the reason a resident telephones the management company. We would far rather hear an installer say this wall cannot be fished, here is the clean alternative and here is what it will look like than watch someone improvise their way into a repair bill.

Weight on block deserves its own sentence. Anchor selection into masonry is not a place to guess, and there is no penalty on our tickets for stopping and making a phone call about it.

What is a building asking for when it requests a certificate of insurance?
Written proof from your insurer that your general liability policy exists and is current, issued to that building and often to its management company, sometimes naming them as additional insured.
