What 77027 Is Made Of: Towers, Afton Oaks Ranches and Highland Village

This ZIP wraps the West Loop from San Felipe down toward the Southwest Freeway, and it holds three very different kinds of building inside a small footprint.

On the Greenway Plaza side there is a cluster of office towers with badge readers, building engineers and a strong opinion about what happens in their risers. Along Buffalo Speedway, Westheimer and the streets feeding Highland Village sit residential towers and mid-rises where the resident owns the paint and the association owns everything behind it. Wedged between them is Afton Oaks: one-storey brick houses from the 1950s on generous lots, a good number stripped to the studs and rebuilt, and a rising number replaced outright by three-storey new construction.

We recruit separately for this ZIP because the failure modes are different. An installer who is fast and tidy in a suburban great room can still lose an afternoon to a loading dock on the wrong side of the building, a service lift nobody reserved, and a concierge with no record of the appointment.

Who does well here: installers who enjoy the procedural half of the trade – paperwork cleared early, arrival planned, the property manager on your side before a single hole is drilled.

Certificates of Insurance, Freight Elevators and the Concierge Desk

Before a residential tower lets you past the lobby, somebody has to send its management company a certificate of insurance. It normally has to list the association and the management company as additional insured, show general liability, and in some buildings show workers’ compensation or a signed exemption. A few want it a week ahead, and almost none will accept a PDF pulled up on a phone by the installer standing at the desk.

We handle the request. The policy behind it is yours – you are expected to carry current general liability cover in your own business name and to hand us your agent’s details when you are approved, not the night before a job.

The rest of the routine is physical:

  • Service entrance, not the lobby. Trades are routed through a dock or basement door that is frequently on the opposite side of the block from the street address printed on the work order.
  • Freight lift reservations. Booked by the resident or the management office, inside a set window, usually padded, and often simply unavailable at weekends.
  • Garage clearance. Several structures in this ZIP are signed at six foot eight or seven feet. A van wearing a ladder rack does not fit, and learning that at the entry gate with a customer waiting upstairs is a poor start.
  • Restricted hours. Buildings that allow hammer drilling only during weekday business hours are common here, and that rule is not something you can renegotiate at the desk.

None of it is difficult. It is a sequence that has to be finished before the van is loaded, and installers who treat it as optional get turned around at the door.

Assume masonry until something proves otherwise. Demising walls and columns are regularly concrete or block with a thin skim of drywall over furring, so an electronic stud finder returns a reading that means nothing at all. Bring an SDS-plus rotary hammer, sleeve or wedge anchors sized to the panel and the arm being hung, and a shroud or vacuum to catch what the bit throws. Post-tension slabs are the hard limit on this route: nothing enters the deck or the ceiling without written sign-off from the building, and guessing is not a permitted substitute.

In Afton Oaks and the older low-rise stock

Houses that were never gutted can still carry plaster on rock lath, which reads solid everywhere and takes the edge off a spade bit in seconds. Renovated ones are unpredictable in a different direction – an addition framed at twenty-four inch centres tied into original framing at sixteen, or a stone veneer fireplace cladding a flue that runs exactly where the homeowner wants the bracket centred.

The standing instruction is identical on both sides: establish what is behind the finish before the first hole, and when the answer turns out to be a gas line, a flue or a tendon, stop and call it in instead of improvising.

How Assignments Are Offered, Confirmed and Compensated

Assignments go out with the address, the building’s access instructions, the panel size and the scope. You confirm or decline. Turning down a job you cannot do well costs you nothing; accepting one you cannot finish costs everybody. Once you accept, the arrival window and the customer contact on the day belong to you.

Frequently asked questions

Do I need my own insurance, or am I covered by EVOTECH’s policy?

Both exist and they do different jobs. EVOTECH carries the contractor coverage the licensed work is performed under. As a subcontractor you carry your own general liability and vehicle cover in your business name, because the certificates buildings demand here are issued against a real policy with your details on it. Have your agent’s contact information ready when you apply.

There is a ladder rack bolted to my van – does that rule me out of the tower work?

In several of the parking structures, yes. Clearances signed at six foot eight or seven feet are common, and a racked van cannot enter. Tell us at interview what you drive and how tall it sits loaded – we can route you to addresses with street or dock access, but only if we know before we send you.

A building told the customer that only its approved vendor list can work there. What then?

You stop and pass it to dispatch rather than talking your way in. We either go through that building’s vendor approval process or the resident arranges access with management. Either way the fix happens at the office, not at the desk with a customer standing behind you.

What anchors should I already own before I take concrete work?

An SDS-plus rotary hammer, a working set of masonry bits, and sleeve or wedge anchors in the sizes that suit the panels and arms you commonly hang. Toggle bolts and drywall anchors do not substitute. If your kit is drywall-only today, say so – it is a gap you can close, not a disqualification.

Can I pick up Saturday work in the towers?

Rarely. Most residential buildings in this ZIP restrict contractor access and hammer drilling to weekday business hours, and freight lift bookings frequently are not offered at weekends. Weekend availability is far more useful to us on the Afton Oaks houses.

How much of this route is houses versus condominiums?

It moves with the season and with what is selling, so we will not quote a fixed split. Expect a genuine mix: renovated and rebuilt single-family homes on one side, occupied towers and mid-rises on the other, plus occasional tenant work around the office cluster.
