The 77020 ZIP wraps Fifth Ward, Denver Harbor and the lower reach of Kashmere Gardens, with the Clinton Drive industrial belt running along its northern side and the freeway ring never far away. A large share of the older stock east of downtown is modest wood-frame construction on pier-and-beam foundations, some of it with shiplap or one-by planking sitting behind the drywall or under a later skim coat. Three-storey infill townhouses
Builders have dropped hundreds of narrow three-storey units into this corridor over the past decade, and they bring their own problems. Engineered lumber, tall stairwell walls, a feature wall on the second floor, and an equipment location that is very often a closet on a different level. Fishing a twenty-foot vertical run alone is slow and occasionally unsafe. Say so up front and we will pair you rather than watch you improvise on a ladder.
Expect panel weight to sit right at the limit of whatever blocking the builder installed, when blocking was installed at all. Where it is missing, the right answer is a mount spanning two studs or a proper backer added to the wall. It is never a handful of extra anchors and optimism.
