Briar Forest, Eldridge and the townhome clusters that house much of the Energy Corridor. Narrow stairs, shared party walls and tenants who are here on a two-year posting. It is skilled work, and it is not the same job as a suburban ranch house.
Why this ZIP gets its own listing
Much of west Houston can be worked by anyone who understands drywall, studs and a level. 77077 is where that stops being enough. The housing bounded roughly by Briar Forest Drive, Eldridge Parkway and Dairy Ashford is unusually weighted toward attached and stacked dwellings: townhomes in gated clusters, patio homes on small lots, garden condominiums, and mid-rise apartments serving the office campuses at the western edge of the ZIP.
Attached housing changes four things simultaneously – what you are permitted to drill, how a heavy box reaches the room it belongs in, who actually holds the key, and how long the customer will own the installation. An installer whose background is entirely detached single-family will be slower here for the first few weeks, and that is fine. We would far rather hire somebody who says so up front than somebody who discovers it halfway up a stairwell.
The wall you must never drill through
A party wall is the shared structural wall between two attached dwellings. It is not a partition. Depending on vintage and builder it may be double-stud with an air gap, a single stud line with resilient channel, or masonry – and it may carry a fire rating the building’s certificate of occupancy depends on.
Our rule on it is absolute. Nothing is bored through a party wall. No cable path, no recessed power kit, no small hole to fish a wire behind. Penetrating a rated assembly is a code problem for the homeowner, an insurance problem for the association and a liability problem for us.
How to identify what you are standing in front of:
- Look at the footprint from outside. The wall running along the property line between two units is the party wall, without exception.
- Outlets are usually scarce or absent on a rated assembly, and boxes tend to be surface-mounted or offset rather than sitting back to back.
- The wall sounds and feels dead compared with an interior partition – less drum, more thud.
- Where two of those signs agree, treat it as a party wall: mount to the face only with hardware rated for the assembly, run cable in surface raceway, and write it on the ticket.
If the customer pushes back, you do not negotiate with them. Call dispatch and we take the conversation. That is our job, not yours.
Second-floor living rooms, tight turns and when we send two people
Townhomes in this ZIP frequently put the main living space on the second floor with a garage and entry hall beneath. That means the largest screen in the house has to travel a flight of stairs with a turn at the top, past a handrail, in a box wider than the landing.
We do not expect one person to do that with an eighty-five-inch panel. Assignments above a defined screen size and floor level are dispatched as two-person jobs. If you arrive at a one-person ticket and find conditions that are not safe alone – a spiral turn, a loose handrail, a carry across a wet patio – stop and call. We will re-dispatch it. No shoulder is worth a saved afternoon.
The other access reality is parking. Gated clusters off Briar Forest and around Kirkwood commonly have visitor bays that are full by late afternoon, a gate code issued for a different vehicle, and driveways too short to hold a work van without blocking a neighbour. Plan for that: confirm the code before you leave the previous job, park legally even when it means a longer carry, and never sit in a fire lane because the walk would be shorter.
Remediated walls and why the studs are not where you expect
A meaningful amount of ground-floor space in and around this ZIP has been opened up and rebuilt over the past decade following flooding west of the bayou. For an installer that matters for one practical reason: a rebuilt wall does not always behave like an original one.
- Framing may have been sistered or partly replaced, so spacing can be irregular within a single wall run.
- Replacement board is often a different thickness from the rest of the house, which changes the fastener length you need.
- Outlets and low-voltage boxes are sometimes deliberately set higher than standard, which affects where a recessed power kit can legally sit.
- Insulation, vapour barrier and blocking may have been added where the original construction had none, and the finder will read all of it.
Read the wall instead of assuming it. Two scans from different directions, a probe wherever the finder claims an edge, and a small pilot before committing to a lag. It costs three minutes and it prevents the single mistake that ends a working relationship.
Corporate tenancies: mount it now, take it down in eighteen months
The office campuses at the western end of the ZIP bring a steady population of residents on defined assignments, often two or three years, sometimes less. They furnish quickly, they want a television on the wall within a week of landing, and when the posting ends the whole installation comes back off again.
That means two things for you. First, removal and patch-ready take-down is genuine repeatable work rather than an afterthought, and doing it neatly is what earns the reinstall at the next address. Second, the customer may be handing you a wall they do not own, so the landlord-approval question applies on the last visit exactly as it did on the first. Get it recorded on the ticket.
It also means one address may come back to us three times in four years with three different residents. Treat every unit as though you will see it again, because in this part of Houston you very likely will.

What you supply
- A vehicle able to carry large panels flat and secured, with blankets and straps.
- A stud finder plus a verification method you actually trust.
- Hammer drill and masonry bits for block and brick elements.
- Toggles, sleeve anchors and structural lags in a usable range of lengths.
- Long level or laser, fish rods, low-voltage brackets, brush plates and surface raceway.
- A stair-capable hand truck, drop cloths and shoe covers.
- General liability insurance in your own name, in force, with documentation.

Each ticket carries the address, the property’s access rules, the panel size, the expected wall construction and whether the job is crewed for one installer or two. Accepting is your decision; once accepted, the arrival window is a commitment made in our name.
What an assignment is worth is agreed when we speak. It follows the range of work you are equipped to take and the depth of experience behind it – a tech who can also pull data cable or set cameras is worth more to a route than one who only mounts displays. We will not advertise a rate, but we will talk about it properly and without games.

Can a television be mounted on a party wall at all, or is the whole wall off limits?
The face of the wall can usually take a mount, using hardware rated for that assembly and with the cable run in surface raceway. What is never permitted is boring through it for a concealed cable path or a recessed power kit. If the customer will only accept a hidden run on that wall, call us rather than compromising.
Do you send two installers to upstairs jobs?
Above a defined screen size and floor level, yes – the ticket is crewed for two before it is ever offered. On smaller jobs you may be alone, and if the stairs, the turn or the footing make it unsafe to proceed solo, stopping and calling is the correct decision, not a failure.
The homeowners association says vendors need approval before entry. Who arranges that?
We do. Association registration, gate access and any insurance certificate the management company wants is handled before the date, and the access instructions land on your ticket. If you reach a gate and the arrangement has not been honoured, phone us instead of trying to talk your way in.
Is take-down and removal work treated as a real assignment?
Yes. Removals are scheduled, photographed and paid as assignments in their own right, not as favours attached to something else. In a ZIP with this much lease turnover they are a steady part of the flow, and the installers who leave a genuinely patchable wall get sent the reinstall as well.
I have never worked in a townhome. Can I still apply?
Apply and say so. Attached housing has rules that take a little learning, which is exactly what the working assessment and the first few supervised tickets are for. What we cannot work with is somebody who guesses at a party wall rather than asking.
