Who the 77450 board is built for
Nothing out here is under construction. This is the built-out eastern side of Katy, where the houses went up between the late 1970s and the turn of the century and have been lived in continuously ever since. The technician who does well on this board is not the fastest one; it is the one who can work inside a finished, furnished, decorated home without leaving a trace of having been there.
That is a different temperament from new-construction work. There is no builder to tidy up behind you and no drop cloth already on the floor. Every hole you make lands in a wall somebody chose the colour for, and the sofa you are reaching over cost more than your ladder.
- Single-panel living room and primary bedroom installs — the everyday ticket, normally a fixed or tilt mount on an interior wall.
- Upstairs game-room and media-room sets — nearly every two-storey plan out here has one, and it usually holds the biggest screen in the house.

The game room, the fireplace and the height argument
Mounting above a fireplace is the most requested job in this ZIP code and the one that produces the most regret six months later. The corner fireplace with a raised hearth was standard in a lot of these floor plans, and the chase behind it may be masonry, may be framed, and may carry a metal flue exactly where the customer is pointing.
Two things happen before the drill appears. First, the heat check: run the firebox, hold a hand where the bottom edge of the screen will sit, and if that air is hot then the mount comes down, comes forward on a pull-down arm, or moves to another wall entirely. Second, the neck check: a screen centred over a mantel in a nine-foot room puts the viewer’s eyeline well under the picture, and the homeowner should hear that from you beforehand rather than from a relative at Thanksgiving.
The upstairs game room adds its own wrinkle. A lot of them sit over the garage, so the attic space above is shallow, brutally hot and crossed by HVAC trunk lines. If a run has to pass through there, plan it from the hatch first and decide whether it is a one-person job before you are already halfway committed.
Gate codes, HOA rules and a start time that actually holds
Sections of this area are gated, some with a keypad and some with a staffed booth, and the code on the ticket only helps if you arrive inside your window. A gate that will not open is a call to dispatch, not an excuse to tailgate a resident through.
- Driveways are tight and the oaks are old. Mind your mirrors and your ladder backing in; limbs on these streets hang lower than they look from the road.
- The homeowner is usually home. A good number work from the house and will be on a call in the next room, so noise gets a warning before it starts.
- Shoe covers at the door, cloth on the floor — both before the first tool is set down, not after the first mess.
- Dogs and codes come from the customer. If the ticket is silent on either, ring ahead rather than find out at the gate.
- Anything visible from the street can touch HOA rules. An outdoor screen, a dish, conduit across brick — the homeowner clears it with their association, and we install once they have.
