One ZIP code, two job tickets that share nothing

Most Katy postal codes have a single character. This one has two, and they pull hard in opposite directions. North and west of the old town, fields have been turning into subdivisions at speed, so a large share of these addresses are houses under five years old with the boxes only recently unpacked. Nearer the original grid, and out along the county roads, the housing is generations older and built to no standard you will find in a modern plan set.

The failure we watch for runs both ways: somebody who has only ever worked new construction treating an eighty-year-old wall as though it will behave, or an old-house hand assuming a new build is all stud and no surprises.

Inside a house the family moved into six weeks ago

New-build work is not easier, only different. The framing is where the drawings say it is, the drywall is genuinely flat, and the builder may even have left blocking and a media plate behind the intended screen position. What you are really managing is risk to a finish that is still perfect and an owner who is painfully aware of that.

  • Two-storey family rooms are standard in these plans. A screen on a tall wall needs planned access, not a step ladder and optimism.
  • Hunt for the builder’s provisions first. A recessed box and a conduit stub behind the mount position saves an hour; failing to look for it wastes one.
  • Fresh paint marks. Ladder feet, belt buckles and bracket corners all write their story onto a wall nothing has ever touched.
  • Warranty matters enormously to these owners. Anything you spot that is a builder defect gets pointed out and left alone, never repaired by you as a kindness.
  • Dust control is part of the install. New carpet and pale flooring display everything you let fall.

Whole-house tickets appear here more than anywhere else in Katy. A family settling into a new home frequently wants three or four rooms done in one visit, which is a considerably better day than four scattered addresses.

Older Katy: shiplap, plaster and a floor that moves

Head toward the original town and the rules change. Houses from the middle of the last century and earlier turn up with board sheathing behind the plaster, true-dimension lumber sitting at no spacing you were expecting, and framing that has been altered two or three times since anyone drew it. Pier-and-beam construction is common, so the floor holds its own opinions and very little is reliably plumb.

The first move in a room like that is to stop trusting the stud finder. Old lath, layered wall coverings and a century of patching generate readings that mean nothing at all. A magnet hunting for old fasteners, a careful pilot hole somewhere the mount plate will cover, and an eye for where the room has obviously been modified will tell you far more than any meter.

Levelling becomes a problem in its own right. Set a bracket parallel to a ceiling that has dropped an inch across the room and the picture reads crooked to everybody in it. Level to true, compare it against the room’s own lines, and warn the owner when the two disagree — that exchange before the drill prevents an argument afterwards.

Worth carrying with you: in an old house the wall is rarely the only thing that has been changed. Wiring, gas lines and abandoned flues have been rerouted by people who labelled nothing. Slow is the correct speed here.

Patios, workshops and the outdoor screen request

  • Weather and cable path — every exterior penetration gets sealed properly on the way out, and outdoor-rated cable is used because sunlight destroys the other kind.

These tickets run longer than an office estimate usually predicts, so tell dispatch what you are genuinely looking at once you are standing in front of it.

Acreage, construction traffic and a schedule that eats itself

This is the part of Katy where distance becomes a real cost. Addresses along the county roads toward Hockley can sit a quarter of a mile back from the mailbox, gates are normal, and dogs are usually loose and usually friendly but not reliably either. The new subdivisions have the opposite failure mode: half-finished streets, unmarked houses, contractor trucks parked down both sides, and a satellite map that is a year behind reality.

  • Sort gate arrangements the day before rather than sitting outside one at eight in the morning.
  • Carry everything in on the first trip; a second walk back to the road is ten minutes nobody returns to you.
  • Expect no usable mobile signal at some rural addresses, so pull the ticket down before you leave pavement.
  • Give dispatch your true travel time. A board built on optimistic drives punishes the technician, never the office.

These new houses are still inside builder warranty. What if I damage something?

Can an ordinary indoor television live on a covered patio?
It is not built for it, and Gulf Coast humidity will eventually find a way inside.
