Treat this postcode as one market and you will misjudge half your tickets. It splits cleanly, and the split decides your tooling, your timings and your conversation at the door.
The new master-planned north and west
Sections like Cane Island, Elyson, Sunterra, Marcello Lakes and Ventana Lakes have filled in an enormous amount of ground over the last decade, and they keep filling. Houses here are recent, slab-on-grade, framed conventionally, often with a structured wiring panel in a closet and a pre-wired box above a fireplace that may or may not be at a sensible height. Customers are frequently first owners, still inside builder warranty, and very conscious of it.
The older townsite and the acreage edge
Closer to old Katy and out toward the Katy-Hockley and Waller-county side, the stock changes entirely: decades-older frame houses, some pier-and-beam, shiplap or panelling instead of modern drywall, metal workshop buildings and barndominiums, and properties where the nearest neighbour is a field. Nothing about the new-build playbook applies, and your anchors are the least of it.
An installer who can only work one of these halves is worth having. One who can work both, and knows within thirty seconds which one he is standing in, is worth a great deal more.
Mounting in a house that is two years old
Recent construction is easier in every physical sense and harder in every other sense. The drywall cuts clean, the framing is where the framing should be, and the owner will inspect your work in daylight with a phone torch.

Barndominiums, older frame houses and acreage tickets
Out past the new sections the tickets get interesting and the guesswork gets expensive.
- Metal buildings and barndominiums. Steel studs, purlins and insulated panel. A timber-wall lag is useless here; fixing selection has to match the actual structure, and if you cannot establish what is behind the skin, you ring dispatch instead of hoping.
- Older frame houses. Full-dimension lumber, irregular stud spacing, occasional shiplap or plank behind the finish, and wiring that has been added to over many decades. Scan more, drill less.
- Pier-and-beam floors. They move, they squeak and they are rarely dead level. Set the panel to the room as it reads, not to a laser that disagrees with the eye.
- Outdoor and patio mounts. Covered patios and outdoor kitchens are common on larger lots. Weather rating, drip loops and fixing into masonry or post framing are the whole job, and a domestic indoor bracket outside is a callback with a date on it.
- Long driveways and no street numbers. Confirm the approach with the customer the night before.
- Patchy mobile coverage. Download the ticket before you leave tarmac, and tell dispatch when you will be out of contact rather than going quiet.
Drive time, gates and building a route that pays
This ZIP is physically large and still under construction, which affects your day more than any wall will.
- Roads change faster than maps. Sections of the north Katy grid have been widened, re-routed or newly opened. Trust the customer’s directions over a stale pin.
- Construction traffic is a real scheduling input. Trade vehicles, delivery trucks and school-run timings around the newer campuses will cost you a window if you plan back-to-back across the ZIP.
- Gates and amenity entries. Ask for the code or the guest process the evening before. A morning spent at a call box is a morning you do not get paid for.
- Cluster, do not scatter. Dispatch builds routes geographically wherever the customers’ windows allow it. If you take a far ticket, take it knowing it anchors your day.
- Weather. Attic work and outdoor patio work both move to the front of the day from late spring onward. That is not comfort, it is judgement.
