Between Briar Forest, Ashford and the southern edge of the Energy Corridor, most of the housing is stacked, gated or managed by somebody who is not the person paying you. In 77077 the hard part of the ticket happens before the drill comes out
An installer who is brilliant with a wall and careless about access will lose money in this ZIP. A detached house ticket starts when the van parks. Here it starts two days earlier.
The housing between Briar Forest, Ashford Point and Dairy Ashford runs heavily to controlled-entry patio-home courts, stacked townhome communities, condominium buildings with a front desk, and corporate apartment buildings serving the Energy Corridor. Each of them puts something between you and the wall:
- Gates and visitor logs. A code obtained the night before is worth half an hour of your morning. A code obtained at the callbox is worth a cancelled ticket.
- Contractor hours. Plenty of buildings here allow work only on weekdays between mid-morning and late afternoon. That single rule decides whether your Saturday is bookable at that address.
- Service entrances and freight elevators. Some have to be reserved, some are locked by a concierge, and almost none are near the visitor parking.
- Carrying distance. In the older courts off Briarforest you will rarely park within sight of the door. Bring a panel dolly and straps.
- Insurance on file. Several managed properties will not release a service elevator without a current certificate.
None of it is difficult. All of it is fatal to a schedule if you find out about it standing at a gate.
Owner, tenant, relocation or manager – four different people can say yes
The name on the ticket is not always the person entitled to authorise a hole in a wall, and 77077 has more of every category than most of west Houston.
The owner-occupier is straightforward: they own the unit, the interior is theirs, and the association still governs anything structural or shared.
The tenant may be on a lease that forbids fixings entirely, allows them subject to patching, or says nothing and therefore means the landlord decides. Where a ticket is flagged as a rental, we confirm authority before you travel.
The corporate tenant is common near the Energy Corridor – a relocated employee in a furnished unit for a defined period, often with the employer or a relocation company paying. They may be the nicest customer of your week and still have no authority whatsoever over the wall.
The property manager or furnished-rental operator is the one booking multiple units at once. Those are good tickets and they come with the strictest documentation.
Your part in this is simple and absolute: you never resolve an authority question yourself on the doorstep. If the person in front of you cannot approve a fixing, you ring dispatch and we sort it out with whoever can.
Three storeys, a switchback stair and an 85-inch box
A large share of this ZIP is vertical living, and the physical problem is not the mounting – it is getting the panel to the room.
The common townhome plan here puts the garage and an entry on the ground floor, the living space on the second, and bedrooms on the third. The stair is usually narrow with a 180-degree turn at the landing. A boxed 75 or 85 inch panel does not make that turn. Either it comes out of the box downstairs and goes up on edge with two people, or it does not go up.
- Plan the carry before you accept the ticket for a large screen in a stacked unit. Look at the ticket size and ask.
- Bring a second pair of hands for anything over about sixty inches going up stairs. Carrying a panel alone in a stairwell is how installers hurt their back and how customers lose a screen.
- Protect the handrail, the newel and the outside corner bead on the landing. Corner bead damage in a stairwell is a repair you will remember.
- Second-floor living areas sit on engineered floor trusses, which are excellent for running cable and unforgiving of a drill going in without looking.
- In August, an unconditioned stairwell in one of these units is genuinely hot. Water, and do not schedule three of them back to back.
The walls you do not open, and how to know which they are
This is the one hard technical rule we enforce in 77077, and we enforce it without exceptions.
In stacked and attached housing, the wall between you and the neighbour is a demising wall. It is usually a rated assembly – sometimes double stud, sometimes block, frequently with a layer nobody mentioned. You do not core it, you do not fish cable through it, and you do not cut a recessed box into it because the customer does not want a bracket visible. If the drawing in your head says the neighbour’s living room is on the far side, treat it as rated until somebody with authority tells you otherwise in writing.
How to work out where you are standing:
- Knock along the wall and listen for where it deadens. A rated assembly usually sounds nothing like an interior partition.
- Look at the unit boundary from outside before you go in. Where the roofline and the fence step, the demising wall is underneath.
- A wall with no outlets, no switches and no vents on either end of a run is a strong candidate.
- Exterior walls in these buildings carry sheathing, insulation and often a masonry veneer. They anchor beautifully and they are miserable to fish.
Where a customer insists, the answer is a polite no and a call to us. We would rather reschedule a ticket than explain to a building manager why a rated wall has a hole in it.
Certificates, checks and the documents that move first

- General liability in your own business name, certificate naming EVOTECH IT LLC as certificate holder, on file before your first dispatch. Expect some buildings to want to be named as well – your agent issues that, and the faster your agent is, the more of this ZIP you can work.
- Vehicle insurance on the van or truck you show up in.
- A cleared background check. Concierge desks and managers ask, residents assume it, and we do not put anybody in a secured building without it.
- No substitution. A helper carrying a panel up three flights is fine and often sensible. Sending a different installer in your place is not, and it ends the arrangement.
- Anything under our licence is done to our specification – that covers any low-voltage cable pulled or terminated on our behalf, whatever the customer suggests.
- Close the ticket with a photograph of the finished wall and the room tidied. In a furnished corporate unit, tidied means the way you found it, to the inch.
What building rules do to the shape of your working week
Honest arithmetic, because installers who come from detached-housing work usually over-book their first fortnight here.
A straight panel on a framed wall in an unrestricted townhome behaves like any other ticket. The same panel in a mid-rise with a reserved freight elevator, a visitor pass, a long carry and a nine-to-five contractor window is most of a half day, and no amount of skill compresses it.
So we ask for three things when we build your route:
- Tell us your real capacity per day for managed buildings, separately from your capacity for houses. They are different numbers.
- Confirm the evening before – gate code, unit number, parking instruction, whether the elevator is booked, and who is letting you in.
- Ring dispatch the moment you are held up, not when you are already late. We would far rather move the next customer at eleven than apologise at one.
Availability is yours to set. We route to the days and hours you commit to, and we route more work to the installers whose commitments turn out to be true.

Who obtains the association or building approval – me or EVOTECH?
We do, before the ticket goes out. Where a community needs written notice, an approval form or a certificate on file, that is handled from the office as part of scoping the job. What we need from you is the phone call the evening before so the access detail is fresh, and a call to us rather than an improvisation if the building has changed its rules since.
Can I bring a helper into these buildings?
Yes for carrying, lifting and holding, and in a three-storey townhome it is often the right call. What cannot happen is a helper performing the install while the vetted installer is elsewhere. The person we checked is the person who does the work and signs the ticket off.
I have arrived and the building will not let me in. What do I do?
Ring dispatch straight away, from the lobby or the gate, before you have a discussion with anybody about it. Nine times out of ten it is a pass that was not left or an elevator that was not booked, and one call from the office fixes it. What we do not want is an installer arguing with a concierge on our behalf.
Do you get property manager and furnished-rental work, or is it all individual customers?
Both. Managed properties and furnished-rental operators in this part of Houston do book multiple units, and those tickets tend to be clean, repeatable and documented to the letter. They also go to installers with a track record on ordinary tickets first.
The customer insists the bracket goes on the wall shared with the neighbour. Can I do it?
No. That is a rated demising wall and it is the one instruction on this page with no flexibility. Explain that there is a safe alternative, ring us, and we will either find the framed wall that works or have the conversation with the customer ourselves. Nobody here has ever been in trouble for refusing to open a shared wall.
