The 77077 board runs from high-rise condominiums on Briar Forest, through gated townhome and patio-home communities either side of Eldridge, into leased corporate apartments and the office suites at the Westchase edge of the ZIP. It is a route where the hardware decision matters as much as the drilling, and where a fair number of tickets happen after five o’clock. A 77077 day, from the first message to the last signature
The honest description of this route is that the drilling is the short part. Everything around it — getting in, deciding what to hang the panel on, and handing the finished thing over — is where the day goes.
A typical morning opens in a condominium off Briar Forest with a reserved service-lift window you cannot move. You are through the dock, padded up and working inside a fixed period, which means the tools you need are in the unit on the first trip or you lose twenty minutes to the lift each time you forget something.
Midday is usually a gated townhome or patio home between Eldridge and Dairy Ashford. Different problem entirely: a gate code, a narrow driveway, a two-storey living room, and a customer who wants the screen above a fireplace at a height you may have to talk them out of.
Late afternoon is often a leased corporate apartment. The occupant is on a relocation, may have been in Houston three weeks, and frequently has no idea what they are permitted to alter. Then, perhaps twice a week, an evening ticket at a suite on the Westchase side, done after the staff go home.
The hardware decisions you are expected to make standing in the room
Nobody is on the phone with you while you choose. These are the calls we expect a technician on this route to make correctly and be able to justify afterwards.
Bracket type
Seating distance and viewing angle decide it, not preference. A low, straight-on wall in a condominium living room usually wants a slim fixed or micro-gap bracket. A two-storey great room with the screen high on a chase needs meaningful tilt. A corner, a galley kitchen sightline or a room used from two directions is a full-motion argument — and full motion means a substantially higher pull-out load at the wall, which changes the anchor conversation entirely.
Load and anchors
- Rate the assembly, not the screen. Bracket, panel, extension arm and anything hanging off it all count.
- Keep genuine headroom over that figure. A rating met exactly is a rating with nothing left for the day somebody leans on the arm.
- In steel stud, use toggles designed for the load or a plate spanning two members — never a lag.
- Lag length is measured into the wood, not into the wall. Thick drywall and furring both steal thread.
- Poured or block party walls need a masonry anchor set properly in a clean hole; unknown concrete in a tower needs a phone call first.
Cable and power
Anything inside a wall is in-wall rated cable, terminated at low-voltage brackets, with a proper recessed power solution or an approved kit — an extension lead buried in a stud bay is not something we will sign off. Where in-wall is not permitted or not possible, a clean paintable raceway run to a plumb line is a perfectly respectable answer and better than a compromise inside the wall.
Occasionally the right call is that the mount does not go where the customer wants it. Saying that clearly, with the reason, is part of the job.
The Westchase side: suites, conference rooms and badge access
The commercial portion of 77077 behaves like commercial work anywhere: the building has rules, the tenant has rules, and the two are not the same set.
Expect the property to want an insurance certificate that names it, and its managing agent, before you are allowed to work, plus a sign-in with photo identification and often an escort. Core drilling, penetrations through a demising wall and anything touching the fire-rated envelope require the building’s approval, and that approval is not something a tenant’s office manager can grant you.
Above a suspended ceiling, cable must be plenum rated where the space is used for return air and must be independently supported — not laid across tiles, not tied to sprinkler pipe or to the grid. If you have never worked above a grid, say so; it is teachable and it is not something to improvise on a live floor.
After-hours access is normal here rather than exceptional, because a conference room cannot be out of service during the working day. If evening badge-access work does not fit your life, this particular ZIP will not suit you and another one in our area probably will.
Licence, insurance and conduct — the parts with no flexibility
Before a first assignment we confirm a general liability policy in force under your name, commercial cover on your vehicle, a valid driver’s licence, a W-9 and a background check. Buildings on this route ask for certificates routinely, so a policy you cannot produce a certificate from is not usable.

Conduct, specifically
- Photograph the work area and nothing else. Corporate apartments and executive homes are private, and a wide shot of somebody’s living room does not belong on a phone.
- No side-quoting. A customer we sent you to is our customer; work arranged with them directly is the quickest route off our roster.
- Protect the route in, not just the wall — floor protection, clean boots, cardboard under a ladder on hardwood.
- Take the packaging with you unless the property has told you where it goes.
Pay is agreed in the interview, against the scope involved and what you can demonstrably already do. An after-hours commercial fit-out and a bedroom panel are different propositions and are treated as such.
