This ZIP sits northwest of the city either side of Highway 6, bounded loosely by Clay Road, the I-10 corridor and the Addicks Reservoir land to the east. The neighbourhoods are planned subdivisions built out from the early 1980s through the 2000s, with Bear Creek and Copperfield the names most people use for the area.

The housing stock is consistent in a way the inner-loop ZIPs are not: brick veneer over timber framing, slab foundations, mostly two storeys, attached garages, mature trees and generous back gardens. Households skew toward families, and the schools here split between districts depending on which side of a street you are on.

Two consequences for an installer. The first is that back gardens in this area are used properly, which produces a steady flow of outdoor and patio work that you will not see in a townhome ZIP. The second is that a lot of these interiors have been renovated at least once, so what is behind the drywall is frequently not what the original builder put there.
