77433 is the half of Cypress that is still being built — master-planned streets, builder prewire, moving trucks and covered patios. For a subcontractor that combination means something specific: tight jobs, close together, in volume. Here is how the agreement and the board work.

What a still-growing ZIP code does to a subcontractor’s week

Northwest Harris County did most of its growing in the last twenty years and 77433 is where a large share of that landed. Bridgeland, Towne Lake, Fairfield, Miramesa, Marvida and the streets around them keep producing the same customer over and over: somebody who closed on a house six weeks ago and has a television leaning against a wall.

For an independent installer that has four practical consequences.

  • The jobs cluster. Several addresses inside one community on the same afternoon is normal here, which is the opposite of how the rural end of our service area works. Drive time per job is low, so a well-built day is genuinely productive.
  • The construction is predictable. Conventional framing on sixteen-inch centres, blocking roughly where the plans said, drywall that has not been patched by four previous owners. Most walls behave.
  • The ceilings are not. Two-storey family rooms, stair-landing walls and fireplace surrounds carried up to a height nobody should be reaching from the top step of a six-foot ladder.
  • The attics are foam. Many of these builds are spray-foamed and sealed, which changes where you can run cable and how long you can stand to be up there between May and September.

The move-in wave is also why the outdoor side matters. Covered patios and outdoor kitchens are standard in these communities, and a weather-rated display on a patio column is a different job from the one in the family room.

Almost everything dispatched into 77433 falls into one of four shapes. Knowing which of them you are strong at is the single most useful thing you can tell us at interview.

On builder prewire

A media panel behind the wall is a head start, not a finished job. Verify what is actually terminated instead of trusting the plate, check that the conduit runs where the box implies, and confirm the circuit before you assume the power side is handled. Prewire that was installed for a generic buyer rarely lands exactly where the family that moved in wants the screen.

Getting onto the property, and staying within the rules once you are

Access is a real part of the trade here, and it is where new subs lose their morning.

  • Guarded and gated sections. Some entrances require the resident to place your name on a list before you arrive. That is settled on your confirmation call the day before, never by improvising at a gatehouse with a customer who is at work.
  • Construction traffic. Active phases of these communities have closed streets, trucks staged on both curbs and driveways nobody can reach. Build extra minutes into the front of any appointment in a section still being finished.
  • Architectural rules. Homeowner associations out here take an interest in anything visible from the street or from a neighbour’s yard — exterior mounts, exterior enclosures, anything on a front or side elevation. If a scope touches the outside of the building, the customer’s approval is not the same thing as the association’s.
  • Warranty houses. Many of these homes are inside their builder warranty period. Opening a wall in one of those has consequences beyond the drywall, so proposed cable routes come back to the office before they are cut.
When a rule blocks the job, stop and call. You are never expected to talk an association or a guardhouse into anything. Document what you were told, ring the office, and let us handle the customer. Rescheduling costs an appointment. Ignoring a rule costs the relationship.

The subcontract terms, in plain language

What you are agreeing to

  • You operate as an independent business. You set your own hours, use your own tools and vehicle, and may work for whoever else you like.
  • You carry your own general liability coverage and keep it current, with us listed as certificate holder. You provide a W-9, and payments are reported on a 1099.
  • You accept scopes one at a time. Nothing obliges you to take any particular job, and nothing obliges us to offer a set number of them.
  • Customer details, addresses and the contents of a home stay confidential, and you do not approach our customers directly for work you met through our dispatch.
  • Workmanship stands behind itself. If a return visit is caused by how the work was done, you make it right.

What you are owed in return

  • A written scope before you commit, not a phone description you have to reconstruct later.
  • A named contact at the office during working hours, so a question in the field takes minutes rather than a day.
  • A predictable invoicing cycle agreed at the start, so you know when to submit and when you are paid.
  • Straight answers about how much work the board actually holds, rather than a promise designed to get you onboarded.

Compensation for any scope is agreed with you at interview and reflects the work involved and the experience you bring to it. We will not print a rate on a web page, because the honest answer varies with the job in front of you.

Frequently asked questions

Is there really enough volume in 77433 to keep a subcontractor busy?
This is one of the denser parts of our board because the community keeps absorbing new residents, and new residents mount televisions. What we will not do is promise a fixed number of jobs a week. Subs who are flexible about evenings and weekends and who answer offers quickly see the most work.
The house already has a builder media panel. Does that make it a quick job?
Sometimes. It means a box and usually a conduit path exist, but not that the conduit is clear, the right diameter, or anywhere near where this particular family wants the screen. Verify what is terminated before you promise the customer anything, and treat prewire as a starting point rather than a finished route.
Can I open a wall in a house that is still under builder warranty?
Not on your own judgement. Send the proposed route back to the office first. These are new homes with warranty terms attached, and a cable path that seems obvious can create a problem for the homeowner that outlives the install by years.
What happens if the homeowners association objects to what I am about to install outside?
Stop, note exactly what you were told and by whom, and call us. Talking an association around is not part of your scope and you will never be penalised for pausing a job over it. We reschedule far more comfortably than we undo an exterior mount somebody has to remove.
Do I need my own crew to work here?
No. Plenty of subs work alone and simply decline the tall-wall scopes. If you do bring a helper, they work under your insurance and your supervision, and they are held to the same conduct standard inside a customer’s home that you are.
How and when do I get paid?
You invoice as an independent business on an agreed cycle, which is set out before your first dispatch so there is no ambiguity. The rate itself is settled during the interview based on scope and experience. What you will never be asked to do is collect money from a customer at the door.
