What 77494 covers, and why the map shapes your day
This ZIP takes in the western villages of Cinco Ranch, Seven Meadows, Falcon Ranch, Grayson Lakes, Firethorne, Tamarron and the sections still filling in along FM 1463 and Katy-Gaston Road. It is one of the largest residential postal areas EVOTECH IT LLC dispatches into, and it is overwhelmingly newer construction.
For someone who hangs displays for a living, that single fact rearranges the trade. You are rarely rescuing a house from 1978 wiring out here. Far more often you are finishing what a production builder started and walked away from: a receptacle placed exactly where the designer drew it with no low-voltage path beside it, a media closet holding a structured panel nobody ever terminated, a recessed niche cut for a screen two sizes smaller than the one now sitting in the box in the garage.
The trade-off is distance. Two tickets can be fifteen minutes apart without leaving the ZIP, and the Grand Parkway is the spine that makes or breaks the day. An installer who thinks in neighbourhoods rather than in addresses finishes early here. One who takes jobs in the order they arrive burns an hour in the truck for nothing.
What is actually behind the wall in a post-2005 build
Interior partitions are framed on sixteen-inch centres and they are usually honest about it, which is the good news. The rest of what you meet takes learning.
Fire blocking shows up in tall walls exactly where you want to fish, and on a two-storey entry wall it is not optional framing you can argue with. Nail plates protect PEX water lines and romex, and they will also stop a flex bit dead. Headers over openings are deep. Exterior walls carry sheathing and insulation that make a push-through from outside a bad idea even when it looks like the short route.
The best news in a newer Katy home is the structured panel. Most of these builders ran a bundle to a central closet and then left it coiled and unlabelled because the buyer did not option the finish-out. Being the installer who can terminate that panel properly, label every drop and hand the customer a working backbone instead of a bird nest is worth more to us than raw mounting speed. If you have never landed a keystone or punched down a patch panel, say so when you apply and say it plainly. It is teachable. Pretending is not.
The recessed niche above the fireplace decides half of these jobs
Almost every floor plan in this ZIP puts the primary display over the firebox, inside a recessed niche, and the builder sized that niche for the screen that was fashionable the year the plan was drawn.
Three problems repeat. The panel is now wider than the opening. The niche is too shallow for the mount the customer bought, so an articulating arm will not fold back flush. And the niche depth plus a tilt bracket puts the bottom edge of the screen where a raised hearth wants to live.
Then there is the surround. Stacked stone, ledger tile and full-height porcelain are the standard finish here, and every one of them changes how you anchor. You are going through veneer, an air gap and sheathing before you reach a stud, which means longer lag screws and a bit that will not wander off a stone face into a mortar joint. Drilling a face tile and cracking it is the single most expensive mistake available on these jobs.
You are not the person who decides whether a television belongs above a working fireplace. You are the person who has to tell the customer what the height and the heat will really do, in plain language, before anything gets drilled. We would far rather you stop and call than force a mount you know is wrong.
Sealed attics, radiant barrier and staying safe overhead
A large share of the newer stock here has an unvented attic finished with spray foam under the roof deck, and the rest has radiant-barrier decking. Both change how you work above a ceiling.
In a foam attic you cannot cut and probe your way to a top plate, because the foam is the air barrier and the builder will notice. Decking is often limited to a small platform around the equipment, the trusses sit close together, and the ducts fill the space you want your shoulders in. An encapsulated attic is cooler than a vented one in August, but cooler is a relative word in Texas and there is no breeze at all.
The rules we hold you to are simple and they are not negotiable. Feet on the bottom chord or on decking, never on the ceiling board. Water in the truck and used. A second set of hands for a large panel on a tall wall, arranged in advance rather than improvised on the ladder. Boots off or covered every single time you come down through the house.
Sequencing a route across a ZIP this big
Routes are built geographically, not chronologically. We cluster stops so you travel in one direction across Cinco Ranch Boulevard, Westheimer Parkway and FM 1463 rather than crossing the ZIP twice, and we watch Katy ISD bell times because an afternoon route that ignores them is an afternoon route that runs late.
Customers get an arrival window rather than a promised minute. A stone-faced mount that turns into two hours cannot be rushed without leaving a permanent mark on somebody’s wall, and we would rather be honest about a window than quick and wrong. What we ask of you is the confirmation call: reach the customer before you roll, confirm the screen size and the wall, and ask whether anything changed since the ticket was written.
Several sections in this ZIP have call boxes, guard gates or amenity-side entrances. Getting access sorted on that same call, rather than sitting at a keypad with a customer who is in a meeting, is the difference between a six-stop day and a four-stop day.

- Evidence of the work. Photographs before and after. They settle callbacks fairly, in both directions.
