Out here the question is never whether a screen will fit. It is how high it ends up.

When the chimney breast runs all the way to a second-floor ceiling

A two-storey chimney breast is the signature wall of this part of west Houston, and it flatters a photograph considerably better than it flatters an evening of television. The instinct is to centre the screen on the wall. Centred on that wall means ten or twelve feet in the air, which is a cinema balcony angle in a room where people are sitting on a sofa eight feet away.

Almost every decision in this job follows from resisting that instinct.

Our position is that the seat wins. If the wall then reads as empty, that is a problem with cheap and reversible solutions. A screen eleven feet in the air is a permanent one.

Height changes the crew, not only the bracket

Anything above standing reach means proper ladder work over a hard hearth, two people rather than one, and a cable route settled in advance because nobody is going back up there to improvise. Where a room has a landing or catwalk overlooking the fireplace, that walkway often hands us a far easier path from above, and it is the first thing we check.

Manufactured stone over a framed chase is not the same thing as stone

Nineties and two-thousands builders in 77082 loved a stone face, and a great deal of what is on these walls is manufactured veneer or stucco laid over a framed chase rather than structural masonry. It is thin, it is brittle at the edges, and it is bonded to a scratch coat over lath. Treat it like solid stone and it chips. Treat it like drywall and it fails.

Where the anchor really belongs

In a framed chase the load belongs to the timber or steel behind the veneer and not to the face at all. That means finding the framing through the finish, drilling slow and cool with the hammer action off so the veneer does not spall, and choosing fixings long enough to pass through veneer, mortar bed and sheathing before they reach anything that matters. Getting that sequence wrong is what produces the cracked stone people send us photographs of after somebody else has been.

Where the holes go matters as much as how many there are. On a rough-faced stone pattern, fixings placed in a shadowed joint or in the darker recesses vanish from the sofa completely. The same fixings on a raised pale face never stop being visible. Five minutes of looking before the drill comes out saves that forever.

Stucco over a chase behaves differently again: it is more forgiving of the bit and much less forgiving of repair, because a stucco patch is almost never a texture match. On stucco we slow down and get the layout right the first time.

Guardhouses, gate codes and architectural committees

A large share of the homes in this ZIP sit behind a gate — a staffed entry at Royal Oaks, coded gates around the Lakes of Parkway and Parkway Villages, and controlled access on a number of the smaller streets. None of that slows a job down provided it is sorted out before the van arrives rather than at the callbox with a technician on hold.

Worth arranging before the visit

  • Put the company and the technician on the guest list at the gatehouse, or leave a code with the appointment.
  • Tell us where a work vehicle can legitimately sit. Some of these streets have no shoulder and an attentive patrol.
  • If your community runs contractor hours or quiet hours, give us the window and we book inside it.

The architectural committee question

Interior work is generally outside an association’s remit — a bracket on your own family room wall is not something a committee reviews. What they do take an interest in is anything visible from outside: a dish, an exterior aerial, a penetration through an outside wall. If a job would touch the exterior at all, we flag it at the estimate so you can ask first rather than afterwards.

Mounting above a fireplace you do not own

Between the apartment communities along Westheimer and Dairy Ashford and a substantial stock of leased houses, plenty of these walls belong to somebody else. That is entirely workable, and it is far easier handled honestly at the start than at move-out.

Houses

Most leases ask for written permission before fixings go into a wall. A short email from the owner or manager naming the room and the fixture is usually enough, and it protects you at the final inspection far better than a verbal yes remembered differently by two people. Apartments

Third-floor walk-ups are normal here and are no obstacle, but the panel has to travel up those stairs first — tell us the floor and whether there is a lift when you book, so the right number of people turn up. Many of these units have a small decorative or electric fireplace in an ordinary frame wall, which is the friendliest version of this job: no masonry, easy concealment, and a patch at the end of the lease that takes minutes.

If you would rather leave no holes at all, say so at the estimate. There are floor-standing and furniture-anchored options that live in front of a fireplace wall, and for a one-year lease they are sometimes simply the right call.

Frequently asked questions

Our family room is open to the second floor. How high will the screen actually end up?
Lower than the wall makes you expect. We set it by seated eye height from where you really sit, which in most of these rooms puts the panel just clear of the mantel rather than centred on the two-storey wall. Before anything is drilled we tape out the outline at the proposed height so you can stand in the doorway and in front of the sofa and judge it for yourself.
The fireplace is faced in stacked stone. Will drilling crack it?
Not if the holes go where they should and the drill is run slowly with the hammer action off. Veneer spalls when it is hit fast, not when it is cut patiently. We also place fixings in shadowed joints rather than on raised pale faces, and the real load goes into the framing behind the stone, not into the stone itself.
We live behind a guarded gate. What do you need from us?
Our company name and the technician on the guest list, or a gate code with the appointment, plus a note about where the van can park. If the community has contractor hours, tell us the window and we will book inside it.
Does the HOA need to approve a television over our fireplace?
For interior work, generally not — associations review what is visible outside. Anything that puts a dish, an aerial or a penetration on an exterior wall is a different matter, and if a job would involve that we tell you at the estimate so you can check before we schedule.
We are on the third floor of a walk-up off Dairy Ashford. Is that a problem?
