Houston 77082 – Royal Oaks, Briarpark, Ashford and West Westheimer

TV Mounting Service in Houston 77082 – Guard-Gated Homes and Leased Apartments

This ZIP runs from the golf-course streets around Royal Oaks out to the apartment communities either side of West Westheimer and Richmond, inside and outside Beltway 8. A custom home with a twenty-two-foot great-room wall and a third-floor leased unit with a fire-rated party wall share a service name and very little else. EVOTECH IT LLC – a licensed, insured low-voltage contractor working west Houston since 2004 – treats them as two separate problems, because they are.

One ZIP code, two completely different installations

Almost every call we take in 77082 falls into one of two buckets, and the practical differences start before anyone touches a wall.

FactorGated custom homeLeased apartment or condo

Quoting both from the same script is how customers end up with the wrong bracket and an argument at move-out. We look first, then price.

Getting a crew and a large panel through a guard gate

The communities off Westheimer Parkway and around the Royal Oaks perimeter mostly run a staffed gate. That is easy to work with when it is planned and frustrating when it is not, so we handle it at booking rather than at the curb.

  • We ask for the technician name to go on the guest list before the appointment, and give you the vehicle description if the gatehouse needs it.
  • Where the association keeps a contractor register, we supply license and insurance details in advance instead of standing at the gate while somebody hunts for a fax.
  • Where parking is restricted to the driveway, we plan the unload so a seventy-five-inch box is not being carried further than it has to be.

In the mid-rise and garden-style communities on the other side of the ZIP, the equivalent question is whether the leasing office is open, whether the freight elevator needs booking and whether a third-floor unit has stair access only. We ask all three when we schedule.

Great-room walls that are taller than the room is wide

Custom homes in this part of west Houston like a two-story volume with a stone or stacked-tile feature wall, and homeowners naturally want the television centered on it. Centering on a wall like that is usually the wrong height for the sofa.

The trade-off is straightforward once it is said out loud: the mount that looks best in a photograph of the wall is rarely the mount that is comfortable during a three-hour game. We resolve it three ways depending on the room.

  • Drop the center line. Mounting lower than the visual center of a tall wall and letting the empty space sit above the screen reads fine in person and is far kinder to your neck.
  • Pull-down bracket. Where the screen genuinely has to live above a raised hearth or a high stone band, an articulating pull-down arm brings it to seated height for viewing and returns it flat afterwards.
  • Change the wall. Sometimes the better answer is the adjacent wall with the lower ceiling, and we would rather tell you that on the estimate than install something you stop using.

Tall-wall work also means ladder staging and two installers for the lift. Both are planned in advance, not improvised.

Metal studs, demising walls and what they will actually hold

Apartment and condo construction in 77082 leans heavily on light-gauge metal framing, and the rules are different from wood.

A wood-stud wall carries load on the thread of a lag bolt biting into solid timber. A metal stud is a thin folded channel: a lag has nothing to grip. The correct method is a through-fastened toggle or a purpose-made metal-stud anchor engineered for the shear and pull-out loads a cantilevered screen creates, sized to the combined weight of panel, bracket and anything sitting on a shelf below it.

Demising walls between units are often fire-rated assemblies. Drilling anchor holes through the face of one is normal work; cutting an opening through it to fish cable is not something we do, because it compromises the rating that protects both apartments. Where the route needs to cross that kind of wall, we redesign the route.

Straight answer: a full-motion arm on a metal-stud wall is possible with the right anchors, but the heavier the screen and the longer the arm, the more the wall has to be assessed first. We do that assessment before quoting, not after mounting.

Mounting in a leased unit without losing the deposit

Renting does not mean living with a television on a stand, but it does mean planning the removal on the same day you plan the installation.

How we keep it clean:

  1. Read what the lease actually says about wall penetrations before anything is drilled. Most allow a mount; some require written consent; a few require the wall to be returned to original condition, which is a job we can also do later.
  2. Choose a bracket whose plate footprint is small, so the number of holes is as low as the weight of the screen allows.
  3. Keep the cable route inside the wall cavity between two plates rather than cutting a long chase, so there is less to make good at the end.
  4. Photograph the finished plate positions so the patch work at move-out is quick and precise.

When you do move, we can dismount, patch, sand and leave the wall paint-ready, then refit the screen at the new address.

What moves the number on a 77082 quote

Every estimate here is free, on site, and itemized. The variables that matter:

  • What the wall is made of. Wood stud, metal stud, stone feature wall and stucco-over-block are four different amounts of labor and four different anchor systems.
  • How high the screen goes. Standing-height work is quick; a two-story great room means staging and a second pair of hands.
  • Whether cable disappears. Visible cable, in-wall signal, or in-wall signal plus relocated power are three separate levels of work.
  • Building logistics. A freight-elevator booking, a stair carry to the third floor, or a gate register all consume time on the day.
  • Anything extra you want done while we are there. Soundbar, shelf, a second screen, a network drop.

We do not quote a figure over the phone for any of it. The wall decides, and we have to see the wall.

What you get once the screen is on the wall

The visit is not finished when the panel is hanging. Every input gets tested with the devices you actually own, the arm tension on a full-motion bracket is set so it holds where you leave it, and the cable behind the cabinet is dressed rather than bundled.

You get shown the travel limits of the bracket so nobody discovers them by pulling too hard, and told plainly what the mount is not rated to carry. Boxes, offcuts and the old stand hardware leave with us unless you want them kept.

If something moves, rattles or stops passing signal afterwards, call the same number and we come back and look at it.

Frequently asked questions

My building wants a certificate of insurance before a contractor can work in the unit. Can you provide one?
Yes. EVOTECH IT LLC is a licensed and insured low-voltage contractor and we can get the certificate to the management office ahead of the appointment. Tell us who it should be addressed to when you book, so the paperwork is done before we are standing in the lobby.
Can you mount on the stone feature wall in the great room?
Usually. Anchors go into the stone unit itself rather than the joint between units, and the fixing is sized to the full weight of screen and bracket. If the stone is a thin veneer over board rather than a full-depth material, we say so and anchor through it into the framing behind instead.
We are on the third floor and the building has no elevator. Is that a problem?
It is a scheduling question rather than an obstacle. Tell us the screen size when you book and we send two installers for the carry. Large panels are moved upright in their box and never flat, because a flat carry on a stairwell turn is how screens get cracked.
Our apartment wall sounds hollow everywhere I knock. What holds the bracket?
That is typical of light-gauge metal framing. We locate the channels, then use engineered metal-stud anchors rated for the load rather than lag bolts, which need timber to bite into. On the rare wall with no usable framing in the right place, we will tell you what the wall can take before anything is fitted.
Can you set up two screens in a media room so they can be watched independently?
Yes, and the planning matters more than the mounting. Each screen needs its own source path and enough separation that the audio from one does not wash over the other. We map the layout during the estimate and run the cable for both while the walls are open.
Can a television go on the covered balcony?
Only an outdoor-rated display, mounted with corrosion-resistant hardware and weather-rated connections, and only where the balcony structure and the lease both allow it. An indoor panel on a Houston balcony fails from humidity even when it never gets rained on.
