77057 packs a genuinely mixed housing stock into a small footprint, and the building type changes the job more than the television does.

  • High-rise and mid-rise condominiums along the San Felipe and Post Oak corridors. Concrete structure, management rules, scheduled access.

The first question we ask when you call is which of those you live in. It determines what we can fasten into, whether cable can go inside a wall at all, and how much of the day disappears into getting the equipment upstairs.

Certificates of insurance, freight elevators and work windows

Most managed buildings here will not let a contractor past the desk without paperwork, and the paperwork has to arrive before the appointment, not with it.

We carry liability coverage and can issue a certificate naming your association or management company as certificate holder — that is a standard request and we handle it routinely. What we need from you is who it should be addressed to and where it goes. Some buildings also want the vendor registered in advance, which adds lead time that has nothing to do with our schedule.

Then there is the building’s own rhythm. Work hours are commonly limited to weekday business hours. The service elevator usually has to be reserved and padded. Loading areas are often shared with movers and deliveries, so a slot that is not booked can be a long wait. Guest parking may be limited or ticketed.

If you can tell us the building’s rules when you book, we will build them into the appointment instead of discovering them at the desk. That one message is the difference between a one-visit job and a two-visit one.

What can be drilled in a concrete building, and what must never be

Above the lower floors, a high-rise is concrete, and concrete is not one material for our purposes.

Interior partition walls between rooms are typically light-gauge steel studs with board on both sides. They hold a television perfectly well, but they need fasteners designed for thin steel or hollow-wall anchors rated for the load — a wood lag bolt driven into a metal stud is one of the more common failures we are called out to fix.

Demising walls, corridor walls and anything at the building perimeter may be concrete or masonry block. Those anchor superbly with the correct sleeve anchors and a hammer drill, and their limitation is not strength but routing: there is no cavity, so cable cannot be fished through them.

The absolute limit is the structure itself. Post-tensioned slabs carry steel tendons in tension, and drilling into one can be genuinely dangerous as well as extremely expensive. We do not core slabs, we do not drill deep into structural columns or shear walls, and if a mounting location cannot be achieved without one of those, we will tell you no and offer an alternative wall instead.

Where a wall is solid, concealment moves to the surface: a low-profile channel painted to the wall colour, a run tucked behind a baseboard, or a route along the ceiling line. Done properly it reads as trim, and it damages nothing.

The middle-floor living room and the tall stairwell wall

The townhome blocks in this ZIP follow one plan almost universally: garage and an entry or guest room at street level, the kitchen and living room on the second floor, bedrooms on the third, and sometimes a roof terrace above all of it.

That puts the main screen two floors above the street and two floors below any usable attic, which rules out both of the easy cable routes. What works instead is vertical travel through a stacked closet, along an interior partition, or through the mechanical chase the builder already used — routes we identify on the survey rather than guess at from the doorway.

The stairwell wall is the other recurring request, and it is an access problem more than a structural one. There is no flat floor beneath the target, so staging has to bridge the stairs safely. It is entirely doable with the right equipment and it is never something to improvise.

Roof terraces get asked about often. A terrace screen needs a weather-rated panel, a protected exterior receptacle, and honest consideration of wind exposure several storeys up — and in many of these complexes anything visible above the parapet also needs the association’s blessing first.

Mounting in a rental without losing your deposit

A large share of 77057 is leased, which changes the goal: the best installation is the one that comes down cleanly.

  • Get it in writing first. Written landlord or management approval before we drill protects you, and it is a short email.
  • Fewer, smaller holes. A single-stud bracket sized for your panel leaves a much smaller footprint than a wide plate spanning two studs, when the panel weight allows it.
  • Surface concealment over in-wall. A painted channel comes off at move-out. An in-wall route means cutting board that has to be repaired.
  • No mount at all. A credenza-mounted stand or a floor stand delivers the same viewing height with zero wall damage, and it moves with you.
  • Photograph the wall before and after. Two minutes of documentation settles most deposit disagreements before they start.

We also patch on the way out. If you are leaving a unit where a screen was mounted, removing the hardware and making the wall good is a small, separate job we are happy to quote on its own.

What we will not do is drill into a post-tensioned slab or deep into a structural column or shear wall, because those carry the building. If a location cannot be reached without touching one, we say so and propose a different wall.
Can the cable still be hidden if the wall is solid?
Not inside the wall, because there is no cavity to route through. The answer there is a slim surface channel painted to match the wall, a run concealed behind the baseboard, or a route along the ceiling line. Finished properly it reads as part of the trim and it removes without leaving damage.
I rent my apartment. What is the least damaging way to do this?
Get written permission first, then use the smallest bracket the panel weight allows and keep the cable concealment on the surface rather than inside the wall. If you would rather not drill at all, a credenza or floor stand gives you the same viewing position with nothing in the wall. We will also remove and patch when you move out.
How much time does building check-in usually add?
It varies by building and it is worth planning for. Desk check-in, a service elevator that has to be padded and reserved, and a shared loading area can add a meaningful part of an appointment. Sending us the building’s contractor rules in advance is the single most effective thing you can do to keep it to one visit.
