Offices That Used to Be Bedrooms

Along West Gray, Fairview and the smaller streets off Shepherd, a good number of practices operate out of converted residences. A law office in a 1930s bungalow. A design studio in half a duplex. A therapy practice with three rooms upstairs. The floor plan is domestic, the technology expectations are commercial, and those two facts collide the moment somebody asks where the phones plug in.

There is rarely a purpose-built equipment closet. Gear ends up in a former pantry, under a stair, or in a small upstairs room that also holds the water heater. Heat is the constraint people underestimate in a house with no mechanical ventilation in that space, so we choose a location the equipment can survive in August rather than simply the one with a free outlet.

Plaster, Lath and the Missing Ceiling Tile

Where a wall genuinely must be opened, it is opened somewhere that can be closed invisibly, and you know about it before any tool touches the plaster.
