Zero-lot-line houses usually leave exactly one usable wall

Patio homes and townhomes built to the property line are the default around Briar Forest and Eldridge, and the geometry is unforgiving. One side of the house sits on or near the line with no meaningful setback, the rear is often a courtyard barely deeper than the furniture standing in it, and the front faces a street or a shared drive. Subtract the shared side and the glazing and there is frequently a single wall left that will take a screen.

That one wall then has to do everything at once: carry the mount, hide the cable, stay out of the afternoon glare, and sit where people genuinely sit. We survey it before anybody buys a television, because on these footprints the wall dictates the maximum screen size far more often than the budget does.

The wall you share with next door is not a mounting surface

Your neighbor is on the other side of a common assembly, and that assembly is usually rated, sometimes doubled with a gap between two independent stud lines, and frequently firestopped at each floor line. It is not a cable route and it is not a place to set anchors. We do not drill it, and we will say no to it, however convenient the position looks from the sofa.

Where a screen has to sit near that side, we feed it from inside your own footprint and emerge through a shallow surface box, or bring it down a chase that genuinely belongs to your unit. Sound is a factor too — a subwoofer bolted to a shared wall gives the people next door a better experience than you get.

Third-floor terraces, roof decks, and getting hardware up there

Upper terraces are among the few genuinely generous outdoor spaces in this part of town, and they carry their own list. Getting a large panel up a townhome stair with a switchback is sometimes simply impossible, so we measure the stairwell before the delivery date rather than after. Wind is stronger at that height, so mounts are specified to release the screen in a couple of minutes ahead of a storm. Railings are often glass or thin metal and carry nothing at all.

The useful surface up there is usually the stair bulkhead or the wall of the adjoining floor level, which is real structure. That is where we look first.

Everything mounts high, and nothing lives on the ground

This corner of west Houston has taken water, and the habits that came out of those years belong in every install regardless of the address. Nothing expensive sits on a terrace floor or on a courtyard slab. Source equipment stays indoors and well above the historic high-water line, power comes from receptacles set high inside weather-resistant covers, and any exterior junction is mounted up the wall with its entry facing down.

It is a small discipline that costs nothing on install day and saves the whole system in the one week it matters. We apply it whether or not your particular building has ever flooded.

Stucco, fiber cement, and the sealing that has to follow

Most exteriors out here are stucco over sheathing or fiber cement lap siding, and both punish careless fastening. Stucco cracks along a bad pilot hole, and the repair is a patch-and-blend job for a plasterer rather than a dab of filler. Fiber cement chips on the face when the bit spins too fast or the fastener is over-driven.

Our method is unglamorous and it holds up: find the framing first, drill the cladding with the correct bit at the correct speed, fasten into structure rather than skin, then seal every penetration with a flexible exterior compound and shape a downward drip path so water runs away from the hole instead of into it. Where an old hole from a previous installer sits in the wrong place, we close it properly rather than hide it behind the new plate.

Corporate rentals and landlord-friendly installs

A large share of this ZIP is leased, much of it to people posted here on assignment with the companies along the corridor. That changes the brief completely. Owners want the wall returnable; tenants want to take the screen with them.

  • Fasteners go where a future plate or patch will cover them, and the count stays as low as the mount safely allows.
  • Cable runs in paintable surface raceway instead of inside the wall, so removal is a strip-and-touch-up rather than a repair.
  • A weighted freestanding stand stays on the table whenever the lease is short or the owner is unreachable.
  • You get a written description of what was installed and where, which is the document that settles a deposit conversation two years later.

Getting picture, sound and coverage to the far corner

The far corner of a courtyard is further from your router than it looks, because stucco on metal lath, fiber cement and a doubled party wall all attenuate badly. Three things usually have to be solved together:

  • Picture. Fiber-optic HDMI for one long run, or a network-based extender when the source lives indoors and feeds more than one place.
  • Coverage. An exterior-rated access point under the eave, cabled back to the switch rather than meshed, if a streaming device is going to live outdoors.
  • Sound. Small courtyards bounce audio off hard surfaces straight into the units either side. Modest outdoor speakers aimed down at the seating beat a loud television every time, and they keep you out of a conversation with the association.

Frequently asked questions

Our courtyard is tiny. Is there a screen size that is simply too big?
Yes, and it is a more common mistake than buying too small. In a courtyard where the seating sits eight or nine feet from the wall, an oversized panel forces people to scan rather than watch, and it dominates a space that is already tight. We measure the actual viewing distance during the survey and tell you the size band that fits it.
Can the cable run through the wall we share with the neighboring unit?
No. That assembly is typically fire-rated and firestopped, and opening it is a code problem, a noise problem and a liability problem at the same time. We route inside your own footprint instead and bring the drop to the same corner from a direction that is legitimately yours.
Can you get a large panel up our stairs to the terrace?
Sometimes, and it is worth checking before the delivery arrives. Switchback stairs in these townhomes have a diagonal clearance that defeats the biggest boxes, and the answer depends on the landing, the handrail and the ceiling height at the turn. We measure it during the survey and tell you the largest size that will physically make the trip.
We lease for two years. Will the landlord accept this?
Many do when the work is reversible and documented. We keep penetrations minimal and placed where a patch disappears, run cable in paintable raceway rather than inside the wall, and hand you a written record of exactly what was installed. Get the approval in writing first — we build to what it permits.
What do we do with it when a hurricane is forecast?
Take it down and bring it inside. On terraces and exposed courtyards we fit mounts that release the panel quickly, and we show you how before we leave so it is a five-minute task rather than a project. Anything left on an upper terrace in a named storm is at risk, and so is whatever sits below it.
