A smart lock is three things that fail separately: the lockset, the door and frame it is bolted into, and the wireless link back to your phone. The symptom rarely tells you which one gave out. Three checks worth doing before you book anybody
Three checks cover a large share of the smart-lock calls we take.
1. Fit fresh lithium cells first
A deadbolt motor draws a short, hard burst of current each time it runs. Alkaline AAs sag under that load long before they are flat, so a lock can report a healthy battery and still fail to throw — worse on the first cold morning of the year. Fit lithium cells, which hold voltage under load, and cycle the lock ten times.
2. Work the bolt manually, open and shut
Battery pack out, interior thumbturn only. Throw the bolt with the door wide open, then again with it closed. Stiffer when shut — or throwing only when you push the slab toward the frame with your hip — means the electronics are fine and the bolt is fighting the frame.
3. List what changed in the house
Locks that behaved for two years rarely fail alone. Usually something moved around them: the provider swapped the router, the network was renamed, a mesh unit was unplugged from the hallway, or somebody came off the household account and took their permissions with them.
Five complaints that fill the calendar in this ZIP
The app says locked but the door still opens
The bolt is extending into fresh air instead of the strike — the door was not fully pulled to when auto-lock fired, or the lock learned its closed position from a door that has since moved. Treat it as urgent: the household believes the house is secured when it is not.
The motor strains, clicks and gives up halfway
Friction: the bolt catches the strike lip, the box behind the plate was cut too shallow, or the slab has dropped on its hinges. Geometry gets corrected first — a lock made to fight its frame fails again whatever you hang on the door.
It eats batteries every few weeks
Either a motor working against friction, or a lock on marginal coverage retrying its connection all day whether or not anyone touches the door. One is a door problem, one is a coverage problem, and a new lock cures neither.
The keypad misreads codes or has gone dead
Lift the exterior escutcheon and the cause is usually visible: moisture tracked behind the outside plate, corrosion across the contacts, a gasket gone hard, or a ribbon pinched during the last reassembly. On the Gulf Coast that is maintenance, not a defect.
It dropped off the network after an internet upgrade
A new router, provider box, renamed network or changed password will all orphan a lock. Some platforms re-adopt in minutes; others want it removed from the account and enrolled again — which is when people discover the account is still in a previous occupant’s name.
Many “broken lock” calls are really coverage
Plenty of these visits end with the lock entirely healthy. The front door is the worst-served corner of the building for wireless, and a lock is a small battery-powered radio in a metal body.
Around 77433 the router normally sits in a study or upstairs closet toward the back, where the builder put the structured-wiring panel. The front door is the far diagonal from it, through brick veneer, a foil-faced radiant barrier, Low-E sidelight glass and a metal lockset. Signal bars read next to the router say nothing about what the lock hears.
The four families fail differently
- Wi-Fi on board. Easiest to live with, hardest on batteries, first to drop when the router is replaced or renamed.
- Bluetooth with a plug-in bridge. The fault is usually a bridge unplugged, moved to a tidier outlet, or off its own Wi-Fi.
- Z-Wave or Zigbee on a hub. A mesh of mains-powered devices — the cure is often a powered node placed partway along, not the lock itself.
- Thread and Matter. Better range and battery life, but unforgiving to commission when phones or platforms change.
Remedies, least effort first
Moving a bridge to an outlet nearer the front costs minutes; a mains-powered node in the entry is the next step. When neither is enough — a long plan, a detached casita, a drive gate — the honest answer is wired: a Cat6 drop feeding an access point where the coverage has to exist. That is a cabling job, and you will be told so instead of sold a third lock.
What this particular ZIP hands us
77433 is the fast-growing western side of Cypress and a young ZIP by any measure. Towne Lake, Bridgeland and Fairfield cover most of the addresses we visit, with newer streets toward Mueschke Road and the Grand Parkway still being handed over.
New houses do not mean easy doors
Builder packages go in fast, and bores, strike mortises and hinge screws are cut adequate rather than generous. Smart-lock trouble here surfaces at year two or three — about when the warranty runs out — not at year ten.
The garage door is the real front door
Families here rarely use the front entrance. The garage-to-house door takes most of the cycles and is the one people want a keypad on — and it is commonly part of a fire-rated assembly, which limits what may be cut into it.
Clay, heat and humidity all get a vote
Nearly everything here is slab-on-grade over expansive Gulf Coast clay: a dry spell shrinks it and the slab settles unevenly, weeks of rain swell it back. A door square in spring can be out of square by late August, and a motor needs only a millimetre of interference to stop. That is why an address occasionally returns a year later with the same symptom — seasonal movement, not a repair that failed.
Access and the HOA
Much of the map sits behind gated entrances that keep guest lists, so booking entry the evening before saves an hour at the callbox. Several communities also rule on what may be visibly changed on a front elevation, which makes matching an existing finish more than a matter of taste.
The commercial side
At the village centres and retail strips the hardware changes completely — aluminium storefront doors, rim and mortise cylinders, electric strikes, maglocks and readers back to a panel, carrying egress and fire-code duties a house deadbolt never does. Those run as access control work.
When we will tell you to stop spending on it
We would rather lose the work than charge for a repair that will not hold.
Repair usually wins when
- The mechanism is sound and the fault is the door, strike or hinges — your hardware comes through untouched.
- The failure is a consumable or a contact: battery terminals, a perished gasket, a corroded ribbon, a bridge to relocate.
- It is a setting, an enrolment or an account, and nothing has physically broken.
Replacement is the honest answer when
- The gear train is stripped. Teeth that have rounded off once will round off again.
- Water has sat behind the exterior escutcheon long enough to attack the board, not just the contacts.
- The model is discontinued and its app has been retired. A lock whose cloud is switched off does not stop being a lock — it stops being a smart lock.
- Parts cannot be sourced, which happens fast with house-brand locks sold under a retailer’s own name.
The middle option people forget
On several product families the handleset and bolt are one thing and the smart module another. Where the mechanical half is sound, changing only the electronics leaves the existing bore and finish alone. And if you are replacing, replace onto whatever ecosystem the house already speaks — four apps for four devices is a specification problem.
The half of the repair with no hardware in it
By the time a house in a newer Cypress section is a few years old its doors carry an access list nobody has read end to end: the builder’s construction code, the realtor lockbox period, punch-list trades, cleaners, a dog walker, and sometimes a previous owner still on the account.
Auditing it is part of a repair visit, not an extra. Every entry gets a name, anything temporary gets a real expiry, and whatever nobody can account for is deleted.
The administrator account stays yours — no access is kept after the visit and any test PIN is deleted in front of you. If two people connected to the property disagree about access, nothing changes. The order the work runs in
The opening is assessed before the lock: hinge screws, strike geometry, how the slab sits in the frame. Then the bolt is cycled by hand with the power out. Then signal is read at the doorway itself. Only then does the exterior escutcheon come off — which is why we rarely condemn hardware that was never at fault.

Frequently asked questions
The keypad still works but the app says the lock is offline. Is that one problem or two?
Almost always one, and almost always the link rather than the lock. Keypad, bolt and motor are entirely local and need no network. Opening on its code while showing offline means the mechanism is fine and the radio is not.
Our deadbolt turns perfectly with the door open and jams when it is closed. Does that mean a new lock?
No, and it is the most useful test you can run before calling anybody. Smooth in open air and fighting once shut means the lock works and the frame is in the way: the slab has dropped on its hinges, or the strike sits low.
Can you work on a lock we bought online and fitted ourselves?
Yes. We service locks whatever their origin, including self-installs and whatever a builder or previous owner left behind. What we will not do is dress a specification problem up as a repair: a wrong backset gets said at the estimate, not after the invoice.

No, and better you hear it now than sit waiting on us. A lockout is locksmith work, a separate licensed trade. Once you are back inside and want to know why the lock stopped letting you in, that part is ours.
