Spring Branch West is not a single kind of building

Dispatching mounting work in 77080 is an exercise in not assuming. The postcode runs roughly from Campbell and Blalock out past Gessner, north of Westview and south of Clay, and inside that rectangle you have original post-war ranch houses, walk-up condominium blocks from the 1970s, garden apartments along Hammerly, and rows of new three-storey units dropped onto lots where a single-storey house stood until recently. Two addresses on the same street can need different fixings, a different ladder and a different amount of time.

That is the single most useful thing to know before you take work here. The booking will tell you the panel size and what the customer believes the wall is made of. The second half of that sentence is a belief, not a survey.

The original ranch stock, and the four things that surprise people

The oldest houses here run from the late 1940s to the middle 1960s: single storey, slab on grade, brick or painted-brick veneer, shallow roof pitch. Most have been renovated at least once, which is exactly why the plan on the booking is unreliable.

  1. Converted garages. A great many of these dens started life as a garage. The wall the customer wants to use may be an infilled door opening with a header across the top and framing below it that was never meant to carry anything.
  2. Panelling under paint. 1970s panelling was frequently skimmed and painted rather than removed. An inexpensive stud scanner reads a false edge every few inches across a wall like that.
  3. Common-brick fireplaces. Raised-hearth fireplaces in these houses are usually structural common brick rather than a thin veneer, and customers want the panel centred above the firebox. That is a rotary hammer job, and the flue location matters.
  4. Furred-down chases. Ductwork in a slab house runs overhead, dropped into boxed chases along interior walls. That is precisely where a concealed cable route wants to go, and it is the one place it cannot.

Because there is no crawl space under a slab, concealed power and signal has two honest options: up into the attic and back down inside a suitable cavity, or a surface raceway the customer agreed to before you opened the box. Attics in this stock are reached through a hall hatch, are rarely decked, hold deep blown insulation and often a radiant barrier added by a later roofer. If working off joists in an August attic is not something you do, decline the ticket at the offer stage rather than on the customer’s landing.

Walk-up condominiums and apartments on Hammerly and Westview

A large share of 77080 households live in multi-family buildings, and those tickets behave differently from a detached house in ways that cost time rather than skill.

  • Two layers of permission. In a condominium the owner may authorise work inside their unit, but the association controls anything that touches a common element. A shared wall between two units is usually a common element. Ask before you drill, not after.
  • Fire-rated assemblies. Corridor walls and stair cores are built as rated assemblies, frequently with a double layer of board. If your fixing suddenly runs out of thread two layers in, change the fixing rather than forcing it.
  • No lift. Three-storey walk-ups with external stairs are the norm. A large panel, a full-motion arm and a tool bag is two carries, and in summer that is worth building into your own timing.
  • Parking is assigned. Covered bays belong to residents and towing gets enforced. Confirm with the customer where you may legitimately leave a van.
  • Quiet hours. Hammer drilling at eight in the evening against a shared wall generates a complaint that reaches the management office before it reaches us.

None of this is difficult. All of it is the difference between a forty-minute visit and a wasted one, and the fix is a phone call to the customer the day before rather than an hour before.

The new rows: where the hours actually disappear

Replacement construction in Spring Branch West is mostly narrow three-storey units built in rows on a shared drive aisle. They are not hard to mount in. They are slow for reasons that have nothing to do with the wall.

The usual sequence of small problems:

  • The living space is on the middle floor, so the panel goes up a turning stair with a half-landing. Large boxes do not take that corner without a second person.

The repair rule, stated in plain language

Old plaster-hard paint, new builder finish and fifty-year-old brick all mark easily, so this needs saying directly rather than being buried in a contract.

If you damage something — a cracked hearth tile, a hole in the wrong bay, a scuffed newel post — you tell the customer at the moment it happens, you photograph it, and you ring us before you leave the property. Putting it right is the responsibility of the contractor who caused it. A mistake does not end a working relationship here. Hearing about it from the customer first does.

The corresponding expectation is that you arrive equipped for what this postcode is made of: anchors rated for hollow and solid brick, a rotary hammer with masonry bits that are not worn flat, a scanner you actually trust plus the willingness to take a fine pilot hole somewhere the bracket will cover, drop cloths, a vacuum, and touch-up materials. We ask for a current certificate of general liability insurance and we check the expiry date; cover that has lapsed takes you off dispatch until it is renewed.

How 77080 tickets are offered and how to be considered

Work is offered, not allocated. A message reaches you with the address, the postcode, the stated wall material, the panel size, any photographs the customer was willing to send, and an arrival window. You take it or you pass, and passing on a job that does not suit your kit that week costs you nothing with us.

Once you accept, the window is yours to defend. If you are going to be late the customer hears it from you before the window closes, not after it. Return visits are a normal part of this trade — a wall that turns out to be brick behind board, a customer who moves the position after seeing it marked, a panel that comes out of the box damaged — and they get scheduled and priced rather than argued over.

Frequently asked questions

The booking says drywall and I am standing in front of painted brick. Do I carry on?
Yes, if you have the right anchors and bits with you and the customer is happy for you to proceed. If you do not, stop, ring us from the driveway and we will reschedule rather than let someone improvise a fixing into masonry. You will not be marked down for making that call.
Can I bring a helper with me on a job?
Yes. Your helper works for your business, not ours, and comes under your insurance. Tell the customer in advance that two people are attending, and in condominium buildings tell them in advance so the second person is expected at the door.
The new-build pre-wire is in the wrong place and the customer wants it moved. Is that part of the same ticket?
No. Relocating an outlet or adding a circuit is separate scope with its own quote and, where it involves line voltage, the right trade. Mark the wall where the customer wants the panel, photograph it, and call it in so we can price it properly.
Am I expected to go into the attic in these slab houses?
Often, if the customer has asked for a concealed route and there is no usable cavity. It is not compulsory. If you do not work attics, say so when you apply and we will keep those tickets away from you instead of finding out on the day.
