In most 77433 homes the alarm hardware is the easy part. The sensors stick on and the app finds the hub; then the first week brings a siren at 6 a.m., a dog tripping the hallway motion, and a system nobody bothers to arm. Proper setup is mostly configuration: which door starts the countdown, how long it runs, and what the panel does when you arm it and never leave.
Start with the door your family actually uses: the garage
Before anything gets mounted, answer one question: which door does your household walk through every day? In Fairfield, Coles Crossing, Towne Lake and the Bridgeland villages, it is almost never the front door.
The usual 77433 routine is to pull into an attached garage, drop the overhead door, and step inside through a door off the mudroom or utility hall. So we build the setup around the garage:
- The garage-to-house door becomes the primary delay door, with the keypad a few steps inside, reachable with grocery bags in both hands.
- The overhead door gets a sensor of its own: a tilt sensor on the top panel or a heavy-duty contact at the floor track. Whether it counts down or alarms instantly should be a deliberate choice.
- The garage service door gets a contact too. It is routinely left unlocked, and once someone is in the garage, one interior door stands between them and your kitchen.
- The front door keeps a delay on the same timer for guests and the occasional forgotten key.
What each sensor is told to do: zone types in plain English
Every sensor is assigned a zone type, a rule for what happens when it opens or detects movement. Consumer apps use friendlier labels, but underneath they run the same logic professional panels have used for decades.

The follower zone is the one people get wrong. Set the hallway motion as instant and the system alarms before you can reach the keypad from the garage. As a follower, it waits out the countdown on a normal arrival, yet trips immediately if someone climbs through a back window and walks down that hallway.
Delay timers and the settings that keep a patrol car at the station
Panels built to ANSI/SIA CP-01, the industry’s false-alarm reduction standard, ship with features aimed at the most common user mistakes. We set each one with you rather than trusting factory values:
- Exit delay. Defaults sit around a minute, which gets tight when you arm, walk to the far bay of a three-car garage, buckle kids in and back out.
- Entry delay. We time it on the spot: park, walk in the way you really do, then add a modest margin. A three-minute entry delay mostly hands an intruder three minutes.
- Auto-stay. Arm Away and never open a delay door during the countdown, and the panel concludes someone is still home and arms Stay, interior motion off. That prevents the classic forgot-something-upstairs alarm.
- Abort window and cancel report. Disarm quickly after an alarm and the signal never reaches monitoring; disarm a little later and a cancel message follows it.
- Swinger shutdown. Caps how often one zone can trip per armed period, so a door the wind keeps nudging doesn’t report all night.
Some cloud-connected systems also report the instant an entry countdown begins, so smashing the keypad mid-countdown still produces an alarm. Where your hardware supports that, we enable it.
Cypress is unincorporated Harris County, so a dispatched false alarm pulls a deputy or constable unit off a large patrol area. Permit and false-alarm rules depend on the jurisdiction covering your address; confirm them before monitoring goes live.

Door and window contacts
A contact is a reed switch on the frame and a magnet on the moving door or sash, aligned within the gap the sensor is rated for. French doors need one on both leaves, because the so-called fixed leaf is held only by flush bolts. Gulf Coast clay swells and shrinks with the seasons and slab foundations move with it, so a door that shut tight in March can hang with a gap by August. We re-test each contact with the door rattled against its latch.
Motion sensors
Passive infrared sensors respond to warm bodies moving across their pattern. Mount them in a corner about seven to eight feet up, looking across the route an intruder would take rather than straight down it, and away from sunny windows and HVAC supply registers.
Plenty of 77433 plans have a two-story family room overlooked by an upstairs catwalk or game-room balcony. Pet-immune ratings assume the animal stays on the floor; a cat strolling an upstairs railing sits at the sensor’s eye level and reads as a person. There we aim the detector low and away from the overlook, or leave the room to contacts and glass-break.
Glass-break
Acoustic detectors listen for an impact followed by the frequency signature of shattering glass, typically covering windows within roughly 20 to 25 feet. One unit can protect a whole rear wall of glass, which suits lots backing onto Towne Lake or a Bridgeland greenbelt. Heavy drapes shorten that range.
Upstairs windows and the hub
Second-floor windows rarely need contacts unless they sit directly above a patio cover or porch roof. The hub belongs somewhere central and air-conditioned: not the attic, and not the garage.
How the alarm reaches help when the power or internet is out
Wi-Fi reporting fails the moment the router loses power. A cellular (LTE) communicator keeps reporting through an internet outage as long as the panel has power, so we measure reception where the panel will live; a closet deep inside a brick two-story can be weaker than you’d guess. Landline dialers are nearly extinct and 3G radios went dead when carriers shut those networks down, so systems relying on either need a communicator upgrade first.
A panel’s standby battery lasts hours to roughly a day, not the multi-day outages much of the Houston area endured after Hurricane Beryl in July 2024. Also think about hearing it: a hub in a downstairs closet may not wake anyone upstairs, so a second keypad or siren there, or a fob on the nightstand, makes arming Stay at bedtime practical.
What a setup visit in 77433 looks like, start to finish
- Walk the house with you: every exterior door and ground-floor window, how the family comes and goes, where pets roam, who needs a code.
- Check what the builder left. Many homes here have alarm wire at the doors; we test it before deciding whether to use it.
- Mount and enroll each sensor, named by location, so an alert reads “Patio slider” rather than “Zone 7”.
- Program zone types, timing, Stay and Away behavior, chime and the false-alarm features.
- Set codes: one per adult, a limited one for a housekeeper or dog walker, and a duress code if offered.
- Test with monitoring on hold, tripping every zone and checking each signal against its name.
- Rehearse leaving, returning and arming Stay at bedtime, then hand over a printed zone list.
