Keep, reuse or retire — Katy 77494

Upgrading an Existing Lock to a Smart Lock in Katy, TX 77494

In a Katy house that has had two or three owners, the lock on the door is rarely the only hardware story. There are cylinders nobody has keys to, a lever from one decade and a deadbolt from another, and a garage door that everyone actually uses. A good upgrade decides what to keep, what to move and what to retire before a smart lock is chosen.

Take stock of what is already on your Katy doors

77494 spans older Cinco Ranch sections from the late 1990s and 2000s, established neighborhoods like Grand Lakes and Seven Meadows, and newer construction pushing west along the Grand Parkway. The older the house, the more likely its doors carry mixed generations of hardware from different owners.

Each component gets its own verdict:

ComponentKeep it whenRetire it when
Exterior deadbolt cylinderIt turns smoothly and you want to keep your keyThe keyway is worn, it sticks, or nobody knows how many copies exist
Bolt and latchFull throw with no drag when the door is shutThe bolt stops short or needs a shove on the door to engage
Strike and jambSolid wood behind the plate, screws bitingSplit jamb, stripped or filled screw holes, strike relocated more than once
Knob, lever or handlesetFinish is acceptable and it does not wobbleIts rose or grip will collide with the new deadbolt’s keypad housing
Keys for other doorsThey share the new lock’s keywayThe house mixes brands and you want one key

Small offices and retail suites around LaCenterra, Katy Mills and the I-10 frontage are a different category. Storefront doors often use narrow-stile or mortise hardware that a residential smart deadbolt will not fit; those belong with a proper access control installation.

Where the old deadbolt goes next, and why one door at a time works

A working keyed deadbolt pulled off the front door is not scrap. The most useful place for it in many Katy homes is the side door into the garage from the yard, which builders commonly fitted with a knob alone. A deadbolt there closes a gap nobody thinks about, and because it came off your own house it already matches your key.

Phasing the conversion also makes sense. The door that gets used dozens of times a day, usually the one from the garage into the kitchen or mudroom, delivers the most benefit from a smart lock. The formal front entry, especially a tall or double door, can follow once the household has lived with the first lock for a few weeks and knows which features it really uses.

Two rules keep a phased house sane:

  • One keyway throughout. Choose a smart lock that uses the same keyway as the doors staying mechanical, then have its cylinder keyed to match, so a single key still opens everything.
  • One platform throughout. Buy every future smart lock for the same app or hub as the first, or you will be managing codes in two places.

Codes for the people who actually come through a Katy door

The value of an upgrade lives in who you can let in without handing over a key. Plan that list before the lock is installed, because it dictates which models are worth considering.

WhoCode typeWhat to set
Household adultsPermanent, one per personName each code so the log shows who came home
TeenagersPermanent, own codeArrival notifications for the parents who want them
Grandparents or visiting familyDate-limitedExpires automatically when the visit ends
Housekeeper, pool or lawn serviceScheduledOnly the days and hours they work

TenantsPermanent, landlord-managedChanged at every turnover

77494 has a meaningful number of investor-owned rental homes. Texas Property Code §92.156 requires landlords to rekey security devices operated by a key, card or combination within seven days after each tenant turnover. Changing codes covers the combination side quickly, but any keyed cylinder left on the door still needs rekeying, so read the statute or ask your attorney about your own situation.

Hurricane season, multi-day outages and the afternoon sun

A smart lock runs on its own batteries, so a grid outage does not lock you out. What it does is break everything around the lock: the router, the hub and, very often, the garage door opener. Plenty of Katy families come and go only through the garage, and in an outage the opener stops until someone pulls the manual release from inside.

That makes the front or side entry your way in, so we set up the lock to be outage-ready:

  • A keypad or keyed cylinder that works with no network at all, tested with the router unplugged.
  • Fresh batteries before June, and the maker’s emergency power terminal located and explained.
  • A router and hub on a small battery backup if remote access during outages matters to you.

Heat is the other local factor. A west-facing entry in full afternoon sun, or a glass storm door that traps heat against the slab, pushes a keypad and its batteries well beyond what a shaded door sees. Several lock makers warn about storm doors specifically. We check the exposure and choose the model and battery chemistry the manufacturer recommends for it.

What we do on a Katy upgrade call

  1. Inventory the doors. Brand, keyway, cylinder type, handleset or not, and the condition of every strike.
  2. Agree the plan. Which door converts now, which later, and where the retired deadbolt goes.
  3. Correct the door before the lock. Hinges, strike and bore are made right so the motor never has to fight.
  4. Install and calibrate the smart lock, then confirm the keyed cylinder matches your remaining locks.
  5. Build the access list with you. Named codes, schedules and date limits from the table above.
  6. Put the account in your name. You are the owner and admin. We leave no installer access behind.
  7. Run the outage drill. Network off, key and keypad tested, emergency power shown.

Our team is licensed and insured, and EVOTECH has served Katy and west Houston homeowners since around 2004.

Frequently asked questions

Can I convert just one door and leave the rest keyed?
Yes, and it is often the smartest start. Pick a smart lock that shares the keyway of your mechanical locks and have it keyed to match, so one key still opens the whole house.
I am a landlord in Katy. Is changing smart-lock codes enough between tenants?
Code changes handle the combination side, but Texas Property Code §92.156 also covers key-operated devices, so a keyed cylinder on that door still needs rekeying within seven days of turnover. Confirm the details against the statute or with an attorney.
What happens to my smart lock during a long power outage?
It keeps working on its own batteries. Remote features stop while the router is down, and your garage opener may be out too, which is why we test the keypad and key with the network unplugged.
The previous owner’s keys are still out there. Does a smart lock fix that?
A full smart deadbolt replacement does, and so does rekeying a cylinder you keep. An interior-only retrofit does not on its own, because the old exterior cylinder stays in the door.
Who should be the administrator on the lock’s app?
You. The homeowner holds the owner account and adds family as users. When you sell, the lock is factory reset and handed to the buyer clean.
Can you upgrade the lock on my office suite near I-10?
Commercial doors usually take different hardware than homes. We look at the door and, if a residential smart lock is the wrong tool, recommend access control instead. Call (832) 359-2425.
