Access Control System Replacement in Memorial, Houston: Estate Gates, Townhome Entries and Offices
Along Memorial Drive, the access system due for replacement is as likely to guard a driveway gate as an office suite. Estate homes in the Villages, gated townhome enclaves from the 1970s and 1980s, and the office and medical buildings around Memorial City each carry their own kind of aging equipment. EVOTECH IT LLC replaces it with systems that fit the property, ride through an outage, and stay under the owner’s control.
Memorial’s three replacement jobs look nothing alike
“Memorial” covers a lot of ground, from the wooded streets near Memorial Park west through the six Memorial Villages to Memorial City and the edge of the Energy Corridor. The access systems we replace there fall into three groups, and the plan begins by deciding which one you own.
- Private residences with a vehicle gate, a pedestrian gate, keypads and household staff who come and go on a schedule.
- Shared-gate communities, meaning townhome enclaves and condominium buildings where an HOA or its manager runs the entry.
- Commercial property around Memorial City, CityCentre and Town & Country: offices, medical suites and retail back-of-house doors.
Scheduling follows the property type as well. A residence is worked around the household’s calendar, a townhome gate around the hours when fewest residents drive through, and an office around its tenants, often after hours. From our Katy base, Memorial is a short run east on I-10, so a survey can usually be fitted in without a long wait.
Replacing access control on a private Memorial residence
A large home in Hunters Creek or Piney Point might have a driveway gate with a keypad, a pedestrian gate, a video intercom at the street and keyed locks everywhere else. These pieces were often installed by different companies years apart, so none of them share a user list. A replacement pulls them under one system:
- Named codes or credentials for each person instead of one code shared by family, housekeepers, landscapers and pool service. Each can be limited to certain days and hours, and removing one person no longer means changing everyone’s code.
- A video entry station at the gate that rings the owners’ phones, so a delivery can be let in from anywhere and the video is saved alongside the entry event.
- Smart deadbolts on the house doors tied to the same user list, so a staff credential can open the gate and the kitchen entry but not the home office.
- A readable entry history, which matters most when household staff changes.
Privacy matters more in a home than in an office. Entry logs and gate video reveal when the household is away, so we set retention and account access to what the owner chooses, and the administrator login belongs to the owner rather than to us.
Mature tree canopy is part of Memorial’s character, and it can weaken cellular and Wi-Fi signal at a gate far from the house. We measure signal at the gate itself before recommending any wireless connection, and run cable or a point-to-point link when the reading is marginal.
Gated townhome enclaves and condo buildings off Memorial Drive
Many of the townhome communities set back from Memorial Drive were built with a vehicle gate, a pedestrian gate and a telephone entry panel holding a resident directory. That panel was designed to dial residents’ landlines over a phone line of its own. As landlines disappear at both ends, the panel either stops calling or rings numbers nobody answers anymore.
A replacement there typically involves five pieces of work:
- A new entry panel that calls residents’ mobile phones or an app, over cellular or the internet.
- A directory the HOA manager maintains directly, without waiting on an installer.
- Individual resident credentials, whether fobs, cards or phone keys, in place of a gate code that has circulated for years.
- Coordination with the gate company on the operator and its safety devices, which remain their responsibility.
- A resident notice with a cutover date, because the gate is the one entry every household uses.
Condominium buildings add a lobby door, a garage entry, a mail or package room and sometimes elevator floor restriction. The garage and lobby are frequently on separate systems from different decades, and replacement is the natural time to put them on one database.
Offices and medical suites around Memorial City and CityCentre
Commercial replacements near Memorial City look more like the rest of Houston: multi-story office buildings, medical office buildings near the hospital campus, retail back-of-house corridors and mixed-use developments where residential and commercial access overlap. Specific needs that come up here:
- Medical suites that want staff-only doors on records and medication rooms, with a history of who opened them and when.
- Mixed-use properties where residents, office tenants and retail staff share garages and corridors, which argues for one system with clearly separated access levels rather than three systems that each cover part of a building.
- Property managers who require insurance certificates, after-hours scheduling and escorts before work begins.
- Tenants who would rather carry a credential on their phone than a plastic badge.
The Memorial walk-through checklist
| What we check | Why it matters in Memorial |
|---|---|
| Height of the controller and power supply | When the Addicks and Barker reservoirs released water in 2017, homes and garages along Buffalo Bayou flooded; equipment near the floor is a risk we point out |
| Battery age and runtime | Multi-day outages exhaust small batteries, and maglocks and fail-safe gates release when they do |
| The gate operator’s power-loss setting | It decides whether the gate ends up open or closed; that setting belongs to the gate company but must match the access plan |
| Signal strength at the gate | Tree canopy and distance from the house |
| Who holds the administrator login | A previous owner, a former HOA manager or the original installer frequently still does |
| Credential technology | Old prox fobs and long-shared codes are easy to copy or pass along |
| Existing conduit to the gate | Trenching across a finished driveway or through mature root zones is often the largest single cost in a gate project |
Designing for the next flood or blackout
Recent history makes outage planning part of every Memorial replacement rather than an optional extra.
- Raise the electronics. Controllers and power supplies go up on the wall, off the floor of garages and ground-level closets.
- Size the batteries to the locks actually installed. A magnetic lock draws current the entire time it holds, so it drains a battery steadily; a fail-secure strike draws current only while it is unlocked.
- Choose each opening’s fail mode on purpose. A residence may not want its front gate to swing free when the batteries die, while a stairwell door in an occupied building may be required to release.
- Keep a mechanical way in. A key cylinder or manual release that someone in the household or on the HOA staff actually knows how to use.
- Store the user list at the door. Controllers that keep credentials locally recognize residents even when the internet is down.
What sets the cost for a Memorial property
- The number of gates and doors, and whether any new conduit has to reach a gate.
- The type of entry panel: keypad only, audio, or video with mobile calling.
- Whether smart locks on the house or suite doors join the same system.
- HOA approvals and resident communication for shared entries.
- After-hours work and building requirements on commercial jobs.
- How many credentials are issued, and in what form.
