Fulshear is a town still under construction, and that changes what people need from an access control company. The decisions that matter here are about timing and ownership: what gets planned before the drywall, who can get onto a property while it is being built, and who holds the keys to the system once the builder or developer leaves.

The first question for any Fulshear project: how far along is the building?

The help you can get from an access control company here depends less on the hardware you pick than on where construction stands.

  • Still on paper. This is the best time to call. Doors can be ordered with the right electrical preparation, gate conduit can be shown on the site plan, and the controller gets a real home instead of a leftover shelf in a closet.
  • Framed, not yet insulated. Cable can still go anywhere. One rough-in visit places everything the finished system will need, including runs to doors and gates you may only control someday.

A custom home or a commercial finish-out can have a dozen trades coming and going for months, often with a single shared lockbox code or a gate left open. Job-site theft of tools, appliances and materials is a familiar problem wherever a lot of building is happening at once. If the permanent gate or door hardware goes in early, it can help during construction as well:

  • Give each trade its own code or credential with an end date, so the drywall crew’s code stops working when the drywall is done.
  • Keep a log of which codes were used and when, which settles a lot of “who left it open” arguments.
  • Pair the gate with a cellular camera if there is no internet at the site yet.

Then, at closing or occupancy, every construction-era code is deleted, the master codes are changed, and administrator rights move to the owner. Skipping that step is the most common way a brand-new system starts life insecure.

Living behind a gate: guests, service crews and deliveries

Acreage and estate homes around Fulshear often have a driveway gate, and the way that gate is managed day to day matters more than the model on the post.

  • A code per person, not one family code. Pool service, the lawn crew, a housekeeper and a dog walker each get their own code, restricted to their own working days and hours. When one of them stops coming, only their code is removed.

When the developer hands the amenity and gate systems to a resident board

Communities like Fulbrook on Fulshear Creek, Cross Creek Ranch and Jordan Ranch grew section by section, with amenity centers, fitness rooms, pools and gated areas set up while the developer controlled the association. Wherever that control passes to a resident board, the access systems have to pass with it, and the paperwork is easy to miss. A board taking over should ask for:

  1. Administrator logins for every access platform and gate call box, transferred to accounts the association controls.
  2. An export of all cardholders and credentials, with the addresses they are assigned to.
  3. The locations of every controller and power supply, and the internet or cellular accounts they use, including whose name those accounts are in.
  4. Copies of software subscriptions and service contracts, their renewal dates and who is billed.
  5. Any as-built drawings, door schedules and the inventory of unissued fobs.

A subscription or cellular plan that stays in the developer’s name tends to lapse quietly a year later, and then nobody can add a fob or the call box goes silent. As new sections are added, the system should grow by adding readers and gates to the same platform, not by starting a second one.

Choosing a system a new Fulshear business will not outgrow

When a delivery driver is at the gate, can I let them in from my phone?
Yes, if the gate has a video call box or a connected controller with its own link to the internet, either from your house network or through cellular service. Wi-Fi from the house alone rarely reaches a distant gate reliably.
What happens to the builder’s codes when we close on the house?
They should all be deleted, the master codes changed, and administrator rights transferred to you. We include that step in our handover whenever we installed or took over the system.
