77027 is an office ZIP with houses in the middle of it. Office suites need plenum-rated cable, labelled patch panels and documentation an IT vendor will accept. The ranch houses a few streets away need someone who can work a low hip roof in August.
Terminating inside the Greenway Plaza and Richmond Avenue office corridor
A large share of this ZIP is commercial: the Greenway Plaza towers, the office buildings strung along Richmond and Buffalo Speedway, and the retail and mixed-use pockets around Highland Village and the Post Oak edge. Suites here turn over, get reconfigured, and get re-tenanted, and the cabling tends to accumulate layer on layer until nobody can identify anything.
Commercial termination is a documentation discipline as much as a hands-on one. The drops themselves are routine – a keystone at the workstation, a port on a patch panel in the IDF – but the value sits in knowing which is which two years from now, when somebody moves a department and nobody involved was here for the original install.
Our default on a suite is straightforward: every drop home-run to the rack, no mid-span splices, a labelling scheme that maps to the floor plan rather than to installation order, and a drawing or port list handed to whoever runs your IT. When we walk into a suite that already has four generations of cable above the ceiling, we will also quote removing or capping what is genuinely dead, because abandoned cable in a plenum is a real issue rather than merely untidy.
Plenum ceilings, CMP cable and the part that gets a job red-tagged
Most multi-tenant office ceilings in this corridor are plenum spaces: the cavity above the tile is used to return air to the building’s air handling. That has a direct consequence for cable selection, and it is not optional or a matter of preference.
- Cable rating. Cable in a plenum has to be plenum-rated, commonly marked CMP. Riser-rated CMR or general-purpose cable in that space is a code issue, and an inspector or a building engineer can require the whole run to be pulled out.
- Support. Cable belongs on its own hangers or J-hooks at proper intervals. Laying it on ceiling tile, or hanging it from sprinkler pipe, electrical conduit or ductwork, is not acceptable and is the most common violation we are called in to correct.
- Separation. Data cable keeps its distance from power runs and crosses them at an angle rather than travelling alongside them, which protects both compliance and performance.
- Firestopping. Any penetration through a rated wall or floor gets properly sealed with the correct system, not foam from a hardware store.

Racks, patch panels and labeling that survives the next tenant
A suite’s patch field is the part everyone inherits. Building it well costs a little more on day one and saves your IT vendor money on every visit afterwards.
We terminate to patch panels rather than leaving crimped plugs hanging out of a wall, mount them in a rack or wall-mount bracket sized with room to grow, and dress the cable so no weight rests on the punchdown blocks. Vertical and horizontal management keeps patch cords routed rather than draped. Panel ports and workstation jacks carry matching identifiers, and the numbering follows the physical layout of the floor so that finding port 214 does not require a scavenger hunt.
Where there is an existing rack, we will frequently recommend re-terminating and re-labelling what is already there in the same visit. An office that can identify every port is measurably faster to troubleshoot, and it makes the next move-add-change a scheduled task rather than an outage.
Afton Oaks and Highland Village houses: slab-on-grade and a shallow roof
The residential blocks inside this ZIP are mostly mid-century single-storey homes, alongside a growing number of newer two- and three-storey replacements on the same lots. The older houses share two features that shape every cabling job in them.
The first is slab-on-grade. There is no crawl space, so there is no under-floor pathway – everything has to come from above, which makes the attic the only real route and makes a first-floor interior wall the friendliest target.
The second is the roof. These homes typically have a low-pitched hip roof, which means headroom in the middle of the attic and almost none where the roof plane meets the exterior wall. That is exactly where an exterior-wall jack needs a technician to reach, and it is why a drop that looks easy on a floor plan can be the hardest one in the house. We plan around it: interior partitions wherever the furniture layout allows, closet stacks for anything that has to go up, and honest conversation when a specific wall is not worth the ceiling repair it would cost.
On the newer infill houses the attic is usually more generous but the runs are longer and vertical, so the same principle applies – find the chase first, then decide the jack positions.
Testing, documentation and what you actually receive
Every terminated drop is tested before we leave. At minimum that is a wiremap confirming correct pin-to-pin continuity on all eight conductors with no reversals, crossed pairs, opens, shorts or split pairs. Split pairs matter most in an office, because they pass a basic continuity check and then quietly cap throughput on a link that everyone assumes is fine.
For commercial work we recommend full certification, measured with a qualified field tester against the standard for the installed category, producing a per-drop pass or fail record covering insertion loss, crosstalk, return loss and length. Many IT vendors and building owners want that record on file, and it is far easier to produce during the install than to reconstruct later.
Handover includes the labelled patch field, a port list mapped to locations, and any test documentation that was part of the agreed scope. We state clearly in the estimate which level of testing is included so there is no ambiguity about what you are buying.
What drives the cost of a 77027 termination package
We quote on site, with no dollar figures given over the phone, because a suite and a house in this ZIP are different jobs with different constraints. The variables that matter:
- Drop count, and how many terminate at one rack versus several closets.
- Plenum requirements, cable rating, and whether existing abandoned cable has to be removed.
