Five lanes of traffic, a solid wall of competing signage, and a night economy that runs long after the offices empty. What a sign is up against on Westheimer

77057 is one of the densest retail strips in the city: multi-tenant centers packed end to end, independent restaurants and salons, and a customer base that reads several languages. A sign here is not being noticed in isolation. It is being noticed instead of thirty others.

Three consequences fall out of that, and they shape every decision we make on these jobs.

  • Contrast beats size. On a saturated frontage the eye goes to the thing that is not like its neighbours – motion in a static row, or a clean dark field where everything else is loud. A bigger cabinet in the same visual language as the four beside it disappears.
  • Reading time is short. Traffic moves, and a driver has a couple of seconds at most. That forces few words, big characters, and long dwell per message. Most underperforming signs on this road are simply carrying too much text.
  • Night matters as much as day. A lot of this corridor earns its money after dark, which makes the overnight brightness curve a business decision, not a technicality – too bright and it glares, too dim and you have gone invisible for half your trading hours.

The sign criteria in your lease outranks your preferences

Almost every storefront in this ZIP is leased, which means there is a document – usually an exhibit at the back of the lease – that governs signage on that center. It is the first thing we ask for, because it quietly decides much of the design:

  • The permitted sign band area and where within it you may mount.
  • Whether illuminated, animated or scrolling content is allowed at all.
  • Hours of illumination, which may be fixed by the center rather than by you.
  • Whether you get a position on the shared pylon, and who controls that panel.
  • Approved mounting and penetration methods on the facade.
  • Your obligation to remove the sign and make good at the end of the term – the clause tenants forget until move-out.

Separately, the City of Houston administers its own sign permitting. Houston famously has no zoning, which people mistake for having no sign rules; it is not the same thing. Confirm both before ordering.

Window-facing high-brightness displays. The default for a tenant with glass frontage and no rights to touch the facade. The panel sits indoors, so it is easier to power and service, but it must be a window-rated display – brightness and thermal headroom are the whole specification. Transparent and mesh LED against the glazing. Useful where you want a message at night without blacking out the shopfront during the day. Lower resolution by nature, so it suits short text and simple graphics, not detailed menus.

Under-canopy LED bands. Mounted into the soffit or fascia of an older center. Attachment is the whole job – the fascia is often a light framed assembly with a void behind it, so brackets must land on real structure and the penetrations must be sealed.

Interior menu and service boards. Restaurants, clinics and salons replacing printed boards. Straightforward hardware, and the value sits almost entirely in how easy it is for staff to change a price at 4 p.m. without calling anyone.

Your sign is already installed and looks wrong: how to read the symptom

There is a lot of existing LED on this corridor, and a fair amount of it is failing in ways owners misread as the whole sign being dead. The symptom usually names the part:

Tanglewood towers and condominium lobbies

North of the retail strip the character changes completely – residential towers and condominium buildings, where the digital sign is an internal notice board in a lobby, mail room or elevator landing.

The technical work is modest; the building is the project. Expect a board or management approval before anything is scheduled, an insurance certificate listing the owner and the manager as additional insured, a freight elevator reservation, protection of finished floors and lift access, and quiet hours that rule out core drilling at certain times. In garages and cores, assume post-tensioned slabs and scan before drilling. Lobby cabling frequently has to be fished through finished construction rather than an open ceiling, which is slower and is why a five-minute mount takes a morning. We plan all of it before the visit rather than discovering it at the door.

Ten minutes of checks before you call anyone

We would rather you did these first – if one of them fixes it, you have saved a service call.

  1. Confirm the display has power independently of the player. Many faults are one dead outlet or a tripped strip.
  2. Reseat the signal cable at both ends. A long HDMI run that has crept loose behind a fixture is a genuinely common cause.
  3. Check whether the player is on the network at all – if your Wi-Fi changed, the sign quietly stopped updating that day.
  4. Look at the brightness schedule before assuming a panel is failing. A dim screen at 3 p.m. is often last summer’s night setting left in place.
  5. Power-cycle the player, not just the screen.

What moves the number

Display type and whether it must be window- or outdoor-rated; the mounting substrate and whether backing is needed; cable path length and whether any existing pathway can be reused; access equipment and whether a lift can reach the frontage in a busy center; how many screens must stay in sync; building or landlord requirements such as after-hours work; and how much content and scheduling setup you want done before handover. Frequently asked questions

Can I put an LED sign in my shop window without touching the building?

Usually yes, and it is the common answer for tenants on this corridor, since a window-mounted display avoids facade penetrations that a landlord may not permit. Two conditions: the display has to be genuinely rated for window use, because sunlit glass demands brightness and thermal headroom a normal television does not have, and your lease may still regulate window signage. Check the sign criteria exhibit even for something that never touches the exterior.

My LED sign has one dark rectangle. Do I need a whole new sign?

Very probably not. A single dark block is almost always one module, one receiving card, one ribbon cable or one power supply – a component-level repair. Where it does become a replacement conversation is when the cabinet is old enough that matched modules are no longer produced, because a mismatched module will be visibly off-colour against the rest of the face. We check availability before recommending either path.

Why does my sign flicker on customers’ phone videos but look fine in person?

Refresh rate. Your eye integrates the pulsing that drives LEDs; a camera shutter samples it and catches the dark intervals, producing bands. Signs specified with high-refresh receiving cards avoid it. It is largely a purchasing decision rather than something adjustable after the fact, which is worth knowing up front if your business depends on appearing in customers’ videos and social posts.

Does Houston require a permit for a storefront digital sign?

The City of Houston administers sign permitting, and the absence of zoning does not mean the absence of sign regulation – people conflate the two constantly. Requirements depend on the sign type, size and mounting. Confirm with the city for your specific installation, and check your landlord’s criteria alongside it, since on a leased frontage the private document is often the more restrictive of the two.

Can you work around our business hours on Westheimer?
