A keypad deadbolt on a short-term rental is not really a hardware purchase. It is a door problem, a radio problem and a scheduling problem wearing one brushed-nickel housing. This page covers what almost nobody checks before ordering: whether the door can carry a motorised bolt at all, how a signal reaches an entry sixty feet from the router, and how a code appears at 4pm and stops existing the following Tuesday.
The lock is the easy part — the door decides everything
A mechanical deadbolt is thrown by a wrist, which produces far more torque than you realise and silently compensates for a door that has drifted out of square. A smart deadbolt is thrown by a small geared motor running off four AA cells, and it compensates for nothing.
That difference explains most of the failed installations we are called out to correct in 77433: the bolt you have been lifting the door slightly to engage, for two years without noticing, is the bolt that errors on a Friday evening with a guest on the porch.
The test that costs nothing: open the door and throw the bolt. Close the door and throw it again. If the two feel different, the frame is doing work, and that work has to be removed before any motorised lock goes on. Fix the strike, not the lock.
On a rental it matters more, because you are not there to feel it. A resident learns a sticky door in a week and stops noticing; a guest arriving at midnight reads it as a failed check-in — in writing, on your listing.
Six measurements that decide which lock can be fitted
Before a product is chosen, six numbers need to exist. Getting them wrong is how a lock ends up returned or force-fitted.
- Backset — door edge to the center of the face bore, almost always 2 3/8 in or 2 3/4 in. Most retail deadbolts ship with an adjustable latch covering both; several slim and European-styled bodies do not.
- Face bore — 2 1/8 in is the modern standard. Older or custom slabs occasionally carry something smaller or drilled off center, which forces a dress-out or a different lock family.
- Edge bore — the 1 in hole carrying the latch body. Worn or oversized, it lets the latch rock, and a latch that rocks under motor drive stalls intermittently in a way that reads as a dying battery.
- Door thickness — the common specification band is 1 3/8 in to 1 3/4 in. Thicker slabs, or a door carrying an added security plate, need a spindle and screw extension kit rather than optimism.
- Interior clearance — the inside body is several times the bulk of a thumbturn and fouls sidelight trim, glass-insert frames and deep panel mouldings. Measure outward from the bore in all four directions.
- Strike depth — a 1 in throw needs a pocket genuinely 1 in deep and cleanly aligned, not a shallow dish in a thin plate.
We record all six on the estimate visit, which is why we rarely make two trips to one door.
What we actually find on 77433 front doors
77433 is overwhelmingly newer master-planned construction — Bridgeland, Towne Lake, Fairfield, Cypress Creek Lakes, Miramesa, Stone Gate, and the sections still filling in around the Grand Parkway.
- Insulated fibreglass and steel slabs in wood jambs dominate. They accept a retrofit well, but it is the jamb that moves rather than the slab, so the strike side gets most of our attention.
- Tall 8 ft entries and double doors are common on newer elevations. Where a door is one of an active/inactive pair, or runs a multipoint mechanism with hooks top and bottom, a standard keypad deadbolt is simply the wrong product family — and that must be identified before anything is ordered.
The regional factor that surprises people is soil. Northwest Harris County sits on expansive clay that swells and shrinks through the year, and door frames travel with it. A strike that is perfect in February can be tight in August, so we align to the middle of the bolt’s travel rather than to wherever it happens to sit on the day.
Getting a usable signal to an entry sixty feet from the router
The second failure mode has nothing to do with the door. Most locks that speak Wi-Fi directly use 2.4 GHz only, and a battery-powered lock transmits in short, sparse bursts to protect its cells. It is not a phone and it does not aggressively hunt for a better connection.
The typical 77433 two-story puts the router wherever the builder ran the single data drop. Between that and the front door sit interior walls, a staircase, low-emissivity glass and often a masonry veneer return, and a phone showing two bars in the hallway proves very little about what a lock on a metal-cored door can sustain.
Three honest fixes, chosen by measurement rather than preference:
- Move the radio closer — an access point near the front of the house, fed by a data run, fixes that whole end of the property at once.
- Use a hub protocol — Z-Wave, Zigbee and Thread run at lower data rates that penetrate better and mesh through mains-powered devices.
- Place the vendor’s bridge properly — an outlet in the entry hall, not the far side of the kitchen.
We verify using the lock’s own diagnostic reading, taken at the lock with the door closed — the only number that means anything.
How codes get created, delivered and expired
The pattern that works: every reservation gets its own code, valid shortly before the check-in window, dead after checkout without anyone remembering to do anything.
That normally means connecting the lock to whatever tool already holds your calendar, so codes are minted from the booking rather than typed by a human. Alongside them sit a few standing codes: an owner code you never share, a cleaning code issued individually rather than shared across a crew and rotated, and a maintenance code granted for a window then removed rather than left live.
Two habits cause most of the trouble. The first is codes derived from something guessable — the last four digits of the house number or a phone number. The second is a code photographed into a listing image or quoted in a public message thread. Neither is a hardware problem, and no better lock fixes either.
Worth knowing: codes already written into the lock live in its own memory and keep working when the internet is down.
Designing the failure case before it happens
Every access system on a rental fails once. What is decided on install day is whether that failure is a five-minute inconvenience or a refund.
Power. Lithium AA cells hold up better than alkaline at temperature extremes, and here it is heat that matters: a west-facing entry in a Cypress August reaches surface temperatures that noticeably shorten alkaline life. Replace all cells together, same chemistry, never mixed.
Mechanical override. A keyway is a guaranteed way in that needs no electronics, provided the key is reachable and not under a mat. A coded key safe out of sight of the street is the usual answer, its combination rotated like any other credential.
A second door. On most 77433 plans the garage keypad plus the interior door is a genuinely independent path in, and we test it on install day rather than assume it.
What an EVOTECH installation looks like, step by step
The sequence is deliberately front-loaded with checking rather than drilling.
- Throw and feel the existing bolt open and closed, then inspect jamb, hinges and weatherstrip for the cause of any difference.
- Take the six measurements and confirm compatibility before anything comes off the door.
- Remove the old deadbolt, replace the latch rather than reuse a worn one, and dress the bore if it is ragged so the latch seats without rocking.
- Fit the escutcheon and interior body with the harness clear of pinch points and the mounting screws brought up evenly — over-tightening bows the plate and binds the motor, which becomes a callback weeks later rather than a fault you can see now.
- Fit a deep strike box anchored with long screws reaching the framing behind the jamb, aligned to mid-travel, then run the lock’s calibration and cycle it repeatedly from both sides.
- Join it to the correct band or hub and read signal strength at the lock, door closed.
- Build owner, cleaner and test-guest codes, verify expiry behavior, set an auto-lock delay that suits somebody carrying luggage, and hand over a one-page failure procedure.
Master-planned community realities in 77433
The gate is a separate problem. Several sections around Towne Lake, Bridgeland and the newer Fairfield phases are gated or have controlled amenity access. A guest code on your deadbolt does nothing at a call box, and transponders are typically issued to residents. If entry to the neighbourhood is part of the guest journey it needs its own plan, described in your check-in instructions rather than discovered at the gate.
Architectural control is real. Keypads and doorbell cameras are usually uncontroversial on a front elevation here; surface-run cable, visible brackets and bright plastic draw letters. We mount to mortar joints rather than brick faces where there is a choice, keep runs concealed, and match finishes to the existing hardware.
Whether short-term letting is permitted at all under your deed restrictions is a question for your association and your own advisor. We install access hardware; we do not interpret covenants.
What moves the scope on a Cypress rental
We quote from the property, itemized, after the estimate visit. What genuinely moves it: how many doors are in scope and whether any is a multipoint or double-door assembly; whether bore, latch or strike need correction; whether a signal path has to be built, since a bridge on an existing outlet is trivial while an access point with a cable run is real work; whether gate or garage access is part of the guest journey; and how many properties are being standardized at once.

My deadbolt works perfectly by hand. Why would it need work before a smart lock goes on?
Because your hand is stronger and far more forgiving than the motor replacing it. A wrist applies several times the torque of a lock motor and automatically lifts or nudges the door without you registering that you did. Once the motor is doing the job, any resistance the frame adds becomes a stall or a half-throw.
Will the lock still let guests in if the internet at the house goes down?
Codes already stored in the lock keep working, because they live in the lock’s memory rather than in the cloud. What stops is anything needing the outside world: unlocking remotely, creating a brand-new code on the spot, and reading the log. That is exactly why we set codes to activate ahead of the check-in window rather than at the moment a guest arrives.
Can it go on the garage-to-house door instead of the front door?
Often that is the better choice, and on many 77433 floor plans it is the door guests genuinely use. It sits out of the weather and out of view from the street. Two cautions: interior and fire-rated slabs are frequently at the thin end of the thickness range, so verify before ordering, and that door is usually the cleaners’ daily path too, so its code discipline matters just as much.
Keypad-only, or keypad with a physical key override?
For a rental we generally keep a keyway. Keypad-only looks cleaner, but it removes the one entry method needing no power, no radio and no cloud service — worth more than the aesthetic on a property you may be hours away from. The key then needs a sensible home in a coded safe out of sight of the street.
