Smart Lock Installation for Katy Homes (77494)
Inside every smart deadbolt, a battery-driven gear motor has to push a one-inch steel bolt across the gap and into your jamb. When the pocket waiting for it is shallow, the door has shifted on its slab, or the router sits two brick walls away, the lock jams, eats batteries or drops offline. In Katy’s 77494 neighborhoods we fit the door to the lock before anyone opens the app.
What installing a smart lock really involves
Almost every smart deadbolt has the same three parts: an exterior assembly with a keypad, a key cylinder or both; an interior assembly that holds the motor, the circuit board and the batteries; and the latch and strike that do the actual locking inside the door edge and the jamb. A flat tailpiece or a ribbon cable passes through the door’s cross bore to connect the two sides.
The motor is the part people underestimate. It is sized to slide a free-moving bolt, not to shove one past a strike plate sitting an eighth of an inch low. On a manual deadbolt your wrist quietly supplies the extra force; a motor stalls, reports a jam and retries until the batteries sag.
There are two installation styles. A full replacement swaps both sides of the deadbolt, usually adding a keypad outside. A retrofit unit swaps just the inside thumbturn, leaving the outside cylinder in place, so the front of the house looks the same and your current keys still work.
Six measurements that decide whether a lock fits
Before recommending a model we measure the door itself. These are the numbers that matter and what happens when one of them is off:
| Measurement | Typical residential value | If it is off |
|---|---|---|
| Cross bore (the big face hole) | 2-1/8 inch diameter on most doors | A smaller, older bore must be enlarged or the interior assembly won’t sit flat. |
| Edge bore, where the latch slides in | 1 inch across | The latch rides crooked and the bolt drags on its way out. |
| Backset, measured from the door edge to the middle of the cross bore | 2-3/8 or 2-3/4 inches | Adjustable latches cover both settings; a few models ship fixed at one. |
| Door thickness | Between 1-3/8 and 1-3/4 inches on most homes | Heavier entry doors call for a thick-door kit from the lock maker, which some models lack. |
| Strike pocket depth | Room for the full one-inch throw plus clearance | The bolt stops short and the lock logs a jam on every cycle. |
| Spacing to the handle or handleset | Often 5-1/2 inches between bore centers | A one-piece handleset trim may not line up with the new deadbolt. |
Some doors don’t take a standard smart deadbolt at all. Mortise locks, multipoint systems on certain fiberglass and French doors, and narrow-stile glass doors each need a specific product or approach, and we say so before anything is drilled.
What 77494 housing does to a smart lock
This ZIP covers a large stretch of master-planned suburb, including Cinco Ranch, Seven Meadows, Cane Island and Firethorne, plus townhomes, rentals and steady new construction. A handful of conditions come up again and again.
Doors that move with the soil
A lot of west Katy is built on shrink-swell clay. Wet spells swell it and a dry August shrinks it, so slab foundations shift slightly and doors drift out of square. A bolt that slides cleanly in spring can rub the strike by late summer. Our alignment check happens with the door latched the way your family shuts it, never pressed tight by hand, and we leave the bolt margin for seasonal movement.
Builder-grade strikes and short screws
Newer homes often arrive with a shallow strike pocket and strike screws that only reach the jamb. We deepen the pocket where needed and trade the short strike screws for ones that pass through the jamb and anchor in the framing stud. For resisting a kicked door, that matters far more than which brand of lock you buy.
Tall entries, glass and iron-style doors
Eight-foot front doors with glass inserts and sidelites are common on newer Katy elevations, and steel iron-style entry doors show up on many custom and semi-custom homes. These can be thicker than standard, have narrow stiles, or use non-standard prep. We confirm the lock’s supported thickness and backset against the actual door before anything is ordered.
Heat on the front porch
A west-facing door behind a full-glass storm door gets very hot in the afternoon. Check the manufacturer’s rated operating temperature, and expect a touchscreen keypad in direct sun to be hot to the touch and hard to read in glare.
Where the router lives
In two-story homes the router tends to live in a back study or an upstairs media room, far from the front door and behind brick veneer. A Wi-Fi lock at the edge of coverage drops offline and burns batteries retrying, so we measure signal standing at the door.
HOAs and rentals
Where an HOA restricts exterior finishes, a retrofit that keeps the outside hardware sidesteps the question. Landlords save a trip between tenants with codes created and deleted remotely.
Wi-Fi, Bluetooth, Z-Wave or Thread: how the lock reaches your phone
| Radio | What it needs | Battery life | Good fit |
|---|---|---|---|
| Built-in Wi-Fi | Strong 2.4 GHz coverage reaching the entry | Shortest of the group | One lock, no hub, strong coverage at the entry |
| Bluetooth only | Your phone within range | Long | Local unlocking with no remote access |
| Bluetooth plus a Wi-Fi bridge | A bridge plugged in near the door | Long | Remote access where Wi-Fi at the door is weak |
| Zigbee or Z-Wave | Hub or compatible alarm panel | Long | Homes already running an alarm or hub automations |
| Matter over Thread | A border router somewhere on the home network | Long | Apple Home, Google Home or Alexa with local control |
Wi-Fi locks join the 2.4 GHz band. A router broadcasting one combined network name usually works fine, but a network set to 5 GHz only, or to WPA3-only security, can stop older locks from joining at all. Several current smart speakers, streaming boxes and smart displays double as Thread border routers, so you may already own the piece a Thread lock needs.
When it is a DIY job and when to call someone
Try a two-finger test first: shut the door normally, then rotate the current deadbolt using only a thumb and forefinger. Smooth means the mechanical side is probably sound. If the door has to be shoved, lifted or tugged before the bolt will throw, a motor will stall at that same spot.
A confident homeowner can usually handle it when:
- the door already has a standard deadbolt bore and the new lock matches it;
- the bolt passes the two-finger test;
- your phone gets full bars out on the front porch;
- it’s one lock with no integrations.
Hire it out when the door needs new or enlarged holes, the strike has to move, the door is glass, iron-style or multipoint, or the lock needs to talk to an alarm, cameras or a video doorbell.
What EVOTECH does on a smart lock call
- Match lock to door. Confirm thickness, backset, bore and handing against the model before unboxing, or recommend a different model if it won’t fit.
- Test the existing bolt. Throw it with the door closed and read the strike plate for rub marks, which show exactly where the bolt is hitting.
- Correct the geometry. Deepen or reposition the strike pocket, adjust the plate, and drive long screws into the framing.
- Mount the hardware. Seat the latch, route the cable so nothing pinches, and tighten evenly so the assembly isn’t twisted.
- Power and calibrate. Fit the specified batteries and run the handing routine so the lock knows which direction is locked.
- Connect. Check signal at the door, then pair to Wi-Fi, a bridge, your hub, an alarm panel or a Thread border router.
- Program. Set the master code, family codes and any scheduled codes, and add a second admin so access isn’t tied to a single phone.
- Cycle test. Lock and unlock repeatedly from the keypad, the key, the app and any automations, with the door shut the way your family actually shuts it.
- Hand over. Show you how to change batteries, delete a code and get in if the batteries die.
What changes the price of a smart lock install
Our itemized quote comes after we see the door. What moves it:
- How many doors: front, garage entry, back patio, side gate.
- Whether the door needs boring, re-boring or strike correction.
- Retrofit versus full replacement, and whether we supply the lock or you already bought one.
- Whether a bridge, a hub or extra Wi-Fi coverage is needed at the entry.
- Tying the lock into an alarm panel, cameras, a doorbell or automations you already run.
- Code setup for rentals, cleaners or caregivers who need scheduled access.
Seven installation mistakes that cause callbacks
- A motor fighting a misaligned strike. Jam alerts start within days and fresh batteries are drained within weeks.
- Skipped handing calibration. The app says unlocked when the door is locked, or the reverse.
- A crushed ribbon cable. When the wire linking inside and outside gets trapped under the mounting plate, the keypad works only some of the time.
- The wrong batteries. Rechargeable cells run at a lower voltage and trigger early low-battery warnings, while some lithium cells hold voltage so flat that the warning arrives late.
- Auto-lock without a door-position sensor. The bolt throws while the door is standing open, then slams into the frame when someone closes it.
- A single admin account. Replace that phone and nobody can manage codes.
- No lockout plan. Keyless models have emergency power contacts, a 9-volt terminal or a USB port depending on the model. Know where yours is before you need it.
