77057 holds two very different fireplaces. In the condominium and townhome complexes off Fountain View, Woodlake and Chimney Rock it is nearly always a factory-built metal firebox sitting inside a framed chase. A few streets north in Briargrove and Tanglewilde it is real brick laid by a mason in the early sixties. Those walls want opposite things from an installer, and the mistake is treating them as one job.

The metal firebox in a wood chase is the most common fireplace in 77057

Walk into almost any unit built here between the mid-seventies and the late eighties and the fireplace is the same design: a steel box with a glass or mesh front, set inside a framed enclosure, with a metal flue running up through a chase. The surround might be brick, tile, stone veneer or painted drywall, but that finish is cladding. It is not the structure and it is not load-bearing.

That distinction drives everything. On a chase, the strength lives in the framing inside it, and the framing around a factory-built firebox is not arranged for anyone’s convenience. There are firestops. There are clearance gaps that exist for a reason. There may be a header, a flue and very little clear timber where you would most like to put a lag bolt.

So the sequence on these walls is: find the actual framing, confirm it is continuous and sound, and only then decide the bracket position. Where the framing lands in the wrong place, the honest fix is to add proper blocking rather than to trust the cladding or to fasten into an edge. We would rather open a small area and do it correctly than hang a large screen on optimism.

The other rule on a factory-built unit is that the manufacturer’s clearance information governs the wall above it. Those appliances are tested and labelled as a system, and what may be placed above the opening — and how far above — is published, not improvised. We read it before we mark a hole.

Cable routing on a chase is usually the good news. Unlike solid masonry, a framed enclosure often gives us a genuine cavity beside the flue, so a recessed box behind the screen with an in-wall rated power path down to an existing receptacle is frequently achievable without a single visible cable. We never bury an ordinary extension cord inside a wall to save time; flexible cord is not built to live in a cavity and that shortcut is not on offer here.

Condominium walls: approvals, shared assemblies and what we will not do

Most of the residential density in this zip code is owned under an association, and the rules are usually reasonable once you know them. What we see most often is a requirement that contractors working inside a unit carry current general liability insurance and provide a certificate before the first day, plus limits on working hours, on where vehicles may park and on how materials move through common areas.

There is essentially always an alternative, and we will show you which one applies before any work starts.

Renters get a shorter version of the same advice: get written permission from the management office first, keep the fastening footprint small and deliberate, and know that we can come back at the end of the lease to remove the mount and make good. That conversation is much easier before a bracket exists than after.

Briargrove and Tanglewilde ranch houses: real masonry, real anchors

North of Westheimer the housing stock changes character completely. The single-storey ranch homes around Briargrove and Tanglewilde were built with masonry fireplaces, often with a brick face running the full width of the room and a hearth raised a course or two above the floor. These are the fireplaces people picture when they imagine anchoring a television over one, and they are usually the strongest walls we work on.

Anchoring into sound brick is straightforward with the right hardware sized for the panel and the arm. What takes judgement is where. We keep fixings in the body of the masonry units rather than relying on mortar joints, we stay clear of the flue path, and on a painted brick wall we plan the pattern so that if the screen ever changes size the old holes are not left stranded in the middle of the field.

Height is the real conversation on these houses. Eight-foot ceilings and a raised hearth push the mantel high, and a screen placed above it can end up well over a comfortable seated sight line. A tilting bracket recovers a surprising amount. A full-motion arm helps more in the long living rooms these plans favour, where much of the seating is off to one side. And occasionally the correct answer is that the fireplace wall is the wrong wall, which we will say out loud rather than sell you a mount you will resent by the second season of something.

Cable on a masonry breast usually goes around rather than through. In a single-storey house the attic overhead is often the cleanest path: up beside the chase, across, and down into a framed bay where a recessed box can live. Where that is not available, a slim surface raceway painted to the wall colour is a genuinely tidy outcome and costs a fraction of chasing solid brick.

Planning one visit around assigned parking, tight stairs and business hours

Logistics in 77057 are their own small project. Complexes off Fountain View and Woodlake commonly have assigned covered parking, no loading zone, and stairs rather than an elevator. None of that is a problem if we know about it; all of it is a problem if we discover it on arrival with a large carton.

So when you call, tell us the building, the floor, whether there is a stair turn and where a van can legally sit for an hour. We plan around it. Where a panel will not make a stair turn in its box, we unpack at ground level and carry the bare screen upright with two people and proper protection.

The corridor along Westheimer, Richmond and Chimney Rock also keeps us busy with commercial work — offices, salons, clinics and showrooms, some with decorative electric fireboxes in a reception wall. Those jobs generally want tamper-resistant hardware, cable in raceway rather than loose in a cavity, and a start time that does not collide with customers, which usually means early morning, evening or weekend.

Usually yes, with two conditions met. Both are checkable on site in a few minutes. What we will not do is fasten a large panel to tile, veneer or drywall cladding and call it done.
The association wants something in writing before work begins. What do you provide?
A certificate of insurance naming what your management office asks for, along with our scheduling details and the hours we expect to be in the building. There is a wooden mantel shelf bolted to the chase. Can we keep it?
Often yes, and it can work in your favour, because a proud shelf pushes rising heat outward before it reaches the screen above. What we check is how the shelf is fixed and whether it sits where the bracket needs to be. If it has to come off for access, we usually refit it afterwards. If it is in the exact position the mount requires, we will discuss moving the screen rather than quietly discarding the woodwork.
Our Briargrove house has floor-to-ceiling brick. Does the whole wall get used?
Only the part that serves the viewing position. A wide brick field gives us freedom to place the mount where the seating actually is rather than dead centre out of habit, which on a long ranch living room is frequently off to one side. We plan the fixing pattern with an eye on future screen sizes so the wall does not accumulate abandoned holes every few years.
Parking is assigned and there is nowhere to unload. Does that slow things down?
Only if it is a surprise. Tell us the situation when you schedule and we stage properly: park where we are allowed, bring the tools and hardware in one trip, and keep walkways and common areas clear. Complexes in this area are well known to us and none of it is unusual, it just needs to be planned rather than improvised at the kerb.
We run a salon on Fountain View and cannot close during the day. Can you work around us?
