A postcode where almost nothing is older than you expect

77407 is one of the youngest areas in Fort Bend County. Aliana, Harvest Green, Lakemont, Grand Mission Estates and the sections filling in along West Airport and the Grand Parkway went up largely between 2005 and the early 2020s, and some streets are still on their first owners.

New stock makes most of the trade easier and exactly one part harder. Framing is engineered, consistent and on centre, so a decent detector is right the first time. Ceiling heights are generous but predictable. Drywall is flat and unpatched. That ease is real and it is worth having.

The harder part is that a nearly new house has no accumulated wear to hide behind. On a 1965 bungalow a small scuff by the skirting is invisible. In a room with eight-year-old paint and no children in it yet, any mark you leave is the only mark there, and it will be attributed to whoever worked there last. That is not a reason to be nervous — it is the reason to protect the floor properly and photograph the room before a tool bag opens. Corner fireplaces and the box the builder put in the wrong place

Builder plans of this era are fond of a corner firebox and a media niche sitting at forty-five degrees to both walls. It is the most common awkward mount on this route by a wide margin.

Three problems arrive together. Framing behind a corner is doubled and irregular, so a bracket footprint can straddle a corner post instead of two clean members. The recessed box the builder fitted is frequently centred on the niche rather than on where the television will actually hang, leaving the plate visible beside the set. And an articulating arm opening into a corner needs swing clearance the niche often does not have.

Solve them in that order. Confirm structure with a probe inside the footprint. Decide with the customer whether the set is centred on the niche or on the seating, because those are usually different positions and only one of them can win. Then check the arm against the return wall before committing, rather than discovering it with the panel already hanging.

Why the outlet behind the television is often dead

Houses in this stock nearly always have a structured media enclosure — a white metal box in a closet, a utility room or under the stairs, where the coax and ethernet for the whole house terminate.

The recurring surprise is that the power outlet behind the television is live while the data and coax beside it are connected to nothing. The builder ran the cable and landed it in the enclosure, and nobody ever patched it through. An installer who assumes signal exists because a faceplate exists will finish a clean mount and then find the set has no source.

So the check belongs in the scope. Before the bracket goes up, confirm at the enclosure that the run to that wall is genuinely patched and live. If it is not, that is a call to the office, because making it live is low-voltage work under EVOTECH’s licence and is scoped and dispatched as such rather than quietly folded into a mounting visit.

Alleys, tandem drives and where you are actually leaving the van

Density is the defining feature of the newer sections here. Lots are narrow, garages are frequently alley-loaded or tandem, and kerbside parking is either restricted by the association or simply impossible without blocking somebody.

Work it out before you arrive rather than in your mirror. Ask the customer where they want the vehicle; on an alley-loaded street the answer is usually the rear apron, and two minutes establishing that saves carrying a seventy-five-inch box the length of a block. Never block a neighbour’s alley approach — in these communities nothing generates a complaint to the management company faster.

Amenity centres, clubhouses and fitness rooms in these subdivisions produce their own tickets, and those come with a booked window and a board member who has views. Treat them as commercial appointments, because that is precisely what they are.

Streets your navigation has not caught up with

Streets here are added faster than mapping data is refreshed. It is entirely normal for a satellite navigation system to route you confidently into a field, an unbuilt phase, or a similarly named street in a different subdivision two miles away.

Two habits fix it. Confirm the subdivision name alongside the street when you accept a ticket, because street names genuinely repeat across this postcode. And put your slack in the first appointment of the day rather than the third, since a wrong turn at the front of a route costs you every window behind it.

When a route slips, the person waiting should learn it from your phone while the slot is still open. That single message is the whole difference between a politely moved appointment and a complaint written onto a work order.

Photographing a house that may still be under builder warranty

A large share of these homes sit inside a structural or workmanship warranty period, and some are inside their first year. That makes the photographic record considerably more than an administrative chore.

Shoot the wall and the surrounding floor before you touch anything, wide enough to show the room. Shoot the finished installation with a level visible in frame. Shoot the cable management and any plate or raceway you added. If there is an existing crack, a scuffed skirting board, a stained ceiling or a door that will not latch, it goes into the record before you start — not as an accusation, simply as a fact that was true before you arrived.

That file protects you far more often than it protects us. When a homeowner raises something with a builder three months later, the contractor holding timestamped images of the wall as he found it has a short conversation. The one without has a long one.
